About The Position

The Maintenance Technician is responsible for general maintenance and keeping the interior and exterior common areas of the property clean. The role performs custodial and grounds work, supports apartment make-ready preparation, assists with pool maintenance, and completes repairs and maintenance tasks. The position is based on site and involves outdoor work, exposure to the elements, and possible work in confined spaces, at heights, or in potentially hazardous areas. A flexible schedule may include weekdays, nights, and weekends, including Saturdays and Sundays, as needed to meet business needs. This is a temporary assignment. The anticipated pay range is listed as $XX–$XX per hour, plus monthly bonuses and a competitive benefits package.

Requirements

• Ability to walk, stand, climb stairs or ladders, and access various areas of the property.
• Ability to push or pull items and reach overhead as required.
• Ability to bend, stoop, or kneel as required.
• Manual dexterity and ability to grasp tools.
• Ability to see well enough to identify plants, weeds, and pests and read computer screens.
• Ability to hear and understand verbal communications in person and over the phone or computer, and to detect sounds that may indicate issues, such as machinery noises or alarms.
• Ability to occasionally lift or carry items weighing up to 50 pounds; heavier items may be lifted with assistance or lifting equipment.
• Ability to operate maintenance tools such as power washers, trimmers, blowers, and floor scrubbers.
• Ability to operate a computer, keyboard, mouse, and other office equipment.
• Flexible schedule, including weekdays, nights, and weekends as needed.
• Employment is contingent upon successful completion of a background check as required by applicable local and federal or state law.

Responsibilities

• Perform custodial duties and maintain common areas, including sweeping, mopping, vacuuming, dusting, and removing trash.
• Complete grounds work as directed, including picking up trash, cleaning dumpster areas, trash rooms and chutes, clearing parking areas and sidewalks, removing debris, and power washing.
• Clean breezeways, including removing cobwebs and bugs from lights, mopping, power washing, and wiping down doors and handrails.
• Perform basic landscaping, including trimming and pruning, watering, monitoring irrigation for damage, and removing dead branches, leaves, and twigs.
• Assist in preparing make-ready units, including removing trash from vacant apartments.
• Safely operate maintenance equipment, including power washers, backpack blowers, floor scrubbers, carpet cleaners, sweepers, and golf carts.
• Assist with pool maintenance and basic pool care, including reading and adjusting chemicals, backwashing, and cleaning the pool.
• Respond promptly to emergency on-call and after-hours maintenance assignments.
• Complete work orders and maintenance tasks within 24–48 hours, update records in the computer system, address pending tasks, and set clear completion expectations.
• Perform repairs to maintain the community’s appearance and structural integrity, promptly addressing damage.
• Comply with company and regulatory policies, including OSHA regulations and safety and environmental laws.
• Report supply needs to the Maintenance Manager and/or Community Manager and maintain shop organization.
