About The Position

UDR, Inc. is seeking a Maintenance Technician to join their team at 27 Seventy Five Mesa Verde, an apartment community in Costa Mesa, CA. This role focuses on providing first-class service to residents, ensuring customer happiness and retention through effective maintenance and repair work. The position involves maintaining the community's appearance, responding to resident requests, preparing units for occupancy, and assisting with inventory and vendor management. A key aspect of the role is fostering positive resident relationships and contributing to a positive living environment. After-hours on-call rotation is required.

Requirements

  • Maintenance experience in the multi-family, hospitality, or similar industry
  • Competency in residential plumbing, electrical, appliance repair, painting, and drywall
  • Customer service experience
  • Proficient in the use of modern technology, especially computers and smartphones
  • Valid driver’s license
  • Rotating on-call responsibility required

Nice To Haves

  • Knowledge of and experience in HVAC and carpentry
  • High school or equivalent preferred
  • EPA Type II or Universal certification preferred

Responsibilities

  • Maintain the overall appearance and cleanliness of the community, including grounds, amenities, building exteriors/interiors, market-ready units, common areas, and parking lots, ensuring they are free of debris, trash, and graffiti. Report deficiencies and safety issues immediately.
  • Respond to resident maintenance and service requests, performing repairs and restoring services within established quality and time standards.
  • Prepare apartments for occupancy by performing electrical, HVAC, plumbing, carpentry, appliance repair, carpet cleaning, painting, patching, texturing, basic cleaning, and other equipment maintenance and repairs.
  • Maintain tools and equipment in proper working order, request replacements, and assist in stocking inventory.
  • Assist the Maintenance Manager with vendor management and ordering supplies/equipment within budget guidelines.
  • Foster positive relationships with residents, ensuring their expectations are met.
  • Identify, communicate, and implement opportunities to improve resident happiness and service.
  • Assist in training and mentoring new Maintenance Technicians and/or Apprentices.
  • Provide superior customer service to internal and external customers.
  • Participate in after-hours on-call rotation.
  • Perform other duties as assigned or necessary.
