About The Position

Concert Properties is seeking a hands-on Maintenance Technician for a new purpose-built rental building in the North Harbour community. This role is resident-facing and building-focused, with added technical complexity due to the building's district energy system and mechanically demanding plant equipment. The technician will be responsible for day-to-day maintenance, suite service requests, turnovers, preventative maintenance, and contractor coordination. Occasional relief coverage at a nearby commercial building with heat pumps, a cooling tower, and boilers will also be required.

Requirements

  • 3+ years of experience in residential building maintenance (rental / multi-family / similar).
  • Strong practical skills across general maintenance: plumbing repairs and leak response, minor electrical (within scope), drywall patch/paint, door hardware, locks/closers, basic carpentry/repairs.
  • Experience working with building mechanical systems (hydronic heating, pumps, valves, HVAC components) and coordinating service contractors.
  • Basic knowledge of BAS/DDC systems (alarms, schedules, setpoints, knowing what to check and when to escalate).
  • Strong communication and customer service skills; able to handle resident concerns professionally.
  • Organized, reliable, and able to work independently with good follow-through.
  • Valid BC driver’s license (occasional travel between sites).
  • Knowledge of governing legislation such as the Residential Tenancy Act of BC, Human Rights Code, Personal Information Protection Act Fire Code and Occupational Health and Safety (Worksafe BC).

Responsibilities

  • Complete service requests efficiently, professionally, and with clear communication to residents.
  • Support suite turnovers, including inspections, repairs, and coordination of trades.
  • Coordinate access and maintenance needs for retail tenants within the mixed-use building.
  • Perform regular inspections of common areas, parkade, exterior, retail areas, and service spaces.
  • Identify and escalate building issues early, including leaks, alarms, and life-safety concerns.
  • Respond to urgent issues affecting residential or retail areas (e.g., leaks, access, lighting).
  • Assist with operating and troubleshooting building systems such as pumps, valves, hydronic distribution, and energy transfer equipment.
  • Support contractors and Lonsdale Energy during outages or equipment issues and ensure proper documentation.
  • Provide basic building operations support for heat pumps, cooling tower, and boilers during relief coverage.
  • Coordinate contractors and respond to site issues within competency during relief coverage.
  • Execute and document preventative maintenance and maintain organized records and workspace.
  • Coordinate and oversee vendors to ensure safety, quality, and proper completion of work.
  • Manage inventory and supplies for maintenance operations.
  • Participate in emergency responses for leaks, alarms, equipment failures, and security incidents.
  • Support fire/life safety compliance and checks.
  • Participate in the after-hours on-call rotation.
