About The Position

The Maintenance Technician is responsible for general maintenance work and maintaining the cleanliness of the interior and exterior common areas of the property. The role includes custodial and grounds work, basic landscaping, assistance with make-ready units and pool maintenance, responding to emergency assignments, completing work orders, and addressing repairs to maintain the community’s appearance and structural integrity. The position is based on site, includes outdoor work and exposure to the elements, and requires a flexible schedule that may include weekdays, nights, and weekends.

Requirements

• At least 1 year of experience in maintenance or a related field is preferred.
• General knowledge of skilled trades, including construction and installation, repair and maintenance, drywall, basic carpentry, and make-ready work.
• Ability to work efficiently and meet deadlines.
• Good organizational skills and attention to detail.
• Ability to walk, stand, climb stairs or ladders, and access various areas of the property.
• Ability to push or pull items and reach overhead; bend, stoop, or kneel; and use hand and finger dexterity to grasp tools.
• Ability to see plants, weeds, and pests and read computer screens; hear and understand communications in person and through phone or computer; and detect sounds that may indicate issues, such as machinery noises or alarms.
• Ability to occasionally lift or carry items weighing up to 50 pounds; heavier items may be lifted with assistance or lifting equipment.
• Ability to operate maintenance tools and equipment, including power washers, trimmers, blowers, and floor scrubbers, as well as a computer, keyboard, mouse, and other office equipment.
• Ability to work a flexible schedule that may include weekdays, nights, and weekends, including Saturdays and Sundays, as needed.
• Successful completion of a background check as required by applicable local, state, and federal requirements.

Nice To Haves

Responsibilities

• Perform regular custodial duties and maintain common areas, including sweeping, mopping, vacuuming, dusting, and removing trash.
• Complete grounds work as directed by the Maintenance Manager and/or Community Manager, such as picking up trash, cleaning dumpster areas, trash rooms and chutes, blowing parking areas and sidewalks, removing debris, and power washing.
• Clean breezeways by removing cobwebs and bugs from lights, mopping floors, power washing, and wiping down doors and handrails.
• Perform basic landscaping, including trimming and pruning, watering, monitoring irrigation for damage, and removing dead branches, leaves, and twigs.
• Assist with preparing make-ready units, including removing trash from vacant apartments.
• Safely operate equipment such as power washers, backpack blowers, floor scrubbers, carpet cleaners, sweepers, and golf carts.
• Assist with pool maintenance and perform basic pool care, including reading chemicals, making chemical adjustments, backwashing, and cleaning the pool.
• Respond promptly to emergency on-call and after-hours maintenance assignments.
• Complete work orders and maintenance tasks within 24–48 hours and update records in the computer system; address pending tasks and set clear completion expectations.
• Perform repairs to maintain the community’s aesthetics and structural integrity, promptly addressing damage.
• Comply with company and regulatory policies, including OSHA regulations and safety and environmental laws.
• Report supply needs to the Maintenance Manager and/or Community Manager and maintain shop organization.
