About The Position

This position performs technical and mechanical work to ensure buildings, grounds, amenities, and common areas meet company standards for cleanliness, appearance, safety, and functionality. The property is stabilized and has 150 units. The schedule is 8 a.m. to 5 p.m., Tuesday through Saturday, with on-call duty every other week. The position requires 1–2 years of experience, is eligible for a 20% housing discount, and may qualify for incentive-based bonuses. The role handles resident service requests and preventive maintenance, prepares vacant apartments for new residents, manages maintenance supplies and documentation, and helps maintain the grounds and shared spaces. It also supports cost control, safety procedures, property inspections, and quality checks on contractor work.

Requirements

1–2 years of experience.
For Certified Service Technicians, EPA Type I and II or Universal certification for refrigerant recycling is required.
All certifications required by applicable state and local jurisdictions.
A valid driver's license is required to operate a golf cart on the property when applicable.
Ability to work a flexible schedule, including on-call duty during evenings, weekends, and holidays.
Ability to stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Ability to work indoors and outdoors in all weather conditions.
Ability to push, pull, lift, carry, or maneuver up to 25 pounds independently and up to 50 pounds with assistance.

Responsibilities

Complete work orders from resident service requests and perform preventive maintenance by diagnosing problems and making repairs in accordance with policies, procedures, safety standards, and code requirements.
Prepare vacant apartments for leasing and move-in by conducting pre-move-out inspections, creating maintenance punch lists, coordinating vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
Track maintenance inventory, return unused items to their designated locations, and notify the maintenance supervisor when supplies need to be reordered.
Complete service-request documentation and other paperwork accurately and on time.
Maintain grounds, common areas, and amenities by removing trash and debris, pressure-washing breezeways and pool areas, cleaning, and painting curbs and signage as needed.
Support cost control by repairing parts when practical, avoiding waste, and using tools and equipment correctly.
Attend routine safety meetings, complete required OSHA and other safety-related training, and promptly and accurately report accidents and incidents.
Periodically inspect contractors’ and vendors’ work to verify that work, materials, and services meet required quality standards, scope, and specifications.
Assist with routine and periodic property inspections, identify safety and maintenance concerns, and communicate the property's physical needs to management.
