About The Position

This position provides day-to-day maintenance, cleaning, and groundskeeping support at Bigos Management properties to ensure that properties and grounds meet company standards and applicable laws. The technician works directly with the Property Manager and other onsite maintenance staff to prepare vacated apartments for occupancy, complete work orders promptly, and identify and repair common-area issues. Duties may vary by property, and reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. The role is based at Willow Pond in Burnsville, Minnesota, and Hidden Valley, with a weekday schedule. The work includes maintaining grounds and common areas, carrying out general repairs, assisting with apartment preparation, maintaining workshop inventory, and interacting professionally with residents, vendors, coworkers, and the public. The position requires following safety programs and working in physically demanding and varied property environments.

Requirements

Minimum of 0–2 years of experience as a Maintenance Technician or Maintenance Assistant in a residential apartment setting, or equivalent experience.
Fluent in English, with oral and written communication skills.
Ability to use tact and diplomacy and communicate clearly and courteously with coworkers and the public.
Decision-making, problem-solving, and time-management skills.
Ability to manage multiple projects or tasks simultaneously with self-direction.
Ability to work collaboratively in a team environment.
Ability to perform physically demanding work, including frequent kneeling, lifting, pushing, pulling, and moving throughout the day.
Regularly lift more than 20 pounds and frequently lift up to 80 pounds with assistance.
Ability to navigate the property, including climbing stairs and walking hallways and common areas.
Reliable transportation, a valid state driver’s license, and proof of insurance may be needed if travel between sites is required.

Nice To Haves

Certified Pool Operators License recommended where applicable, to be obtained within 6 months of hire.
Cordless drill recommended.

Responsibilities

Maintain exterior grounds and interior common areas in a clean, presentable condition, including picking up trash, sweeping walks and curbs, watering plants, and maintaining dumpsters.
Shovel walkways and sand or salt icy areas during winter months.
Walk the property daily to ensure it is clean, orderly, in good repair, and that resident or tenant property rules are followed.
Perform general maintenance and upkeep, including minor plumbing, electrical, HVAC, light carpentry, painting, and landscaping.
Assist onsite maintenance staff with open work orders in apartments and common areas and other general property upkeep.
Help prepare vacated units promptly, including furniture removal, paint touch-ups, cleaning, and repairs.
Work with onsite Maintenance Technicians to maintain adequate inventory of hand tools, parts, and supplies and keep the workshop complete.
Maintain a positive, respectful, and professional manner with residents, vendors, fellow employees, and the public.
Comply with safety program requirements and promote workplace safety.
Perform other duties as assigned by the Property Manager.
