About The Position

The Maintenance Technician Associate is responsible for the overall upkeep of residential apartments and public areas through responsive, accurate and efficient maintenance. Maintaining all aspects of the physical plant including, but not limited to, preventative maintenance, routine electrical and plumbing repairs, janitorial duties, painting and other refurbishment work, grounds work, light carpentry work, etc. under the direction of the Director of Plant Operations.

Requirements

Excellent organizational skills, time-management skills, and attention to detail.

Safety focus to ensure safe environment for residents and guests.
High School diploma or equivalent required; technical school/background preferred.
Minimum of 3 years maintenance experiences preferred.
Ability to work in close cooperation with residents, guests, visitors, families, co-workers, and supervisors; requires courtesy, tact, and graciousness.
Knowledge of basic tool and equipment operation and maintenance.
Basic knowledge of heating and air system operations and maintenance.
Stands, bends, lifts and moves throughout the facility and local community during workday.
Must be able to lift and transfer up to fifty pounds.
Subject to exposure to infectious waste and disease (HBV and HIV)
Must be able to push/pull carts, dollies throughout community. Must be able to push/pull up to 90 pounds.
Subject to exposure to chemicals. Please read MSDS book for detailed description of chemical use.
Must be able to apply common sense understanding to carry out detailed, involved instructions.
Must be able to perform duties under stress when confronted with emergency, critical unusual or dangerous situations or when working speed and sustained attention are critical aspects of this job.
Able and willing to utilize provided safety equipment and comply with expectations.

Responsibilities

Perform routine and emergency repairs in residential apartments and public areas including correcting electrical malfunctions, repairing and replacing plumbing fixtures, pipes, and fittings, repairing and replacing light bulbs and fixtures, repairing doors and locks and appliance repair.
Performs painting and refurbishment projects as assigned.
Assists in providing initial response for malfunction of residential/commons HVAC equipment. Performs resets and simple repairs as necessary.
Performs mowing, snow removal, and other grounds work as assigned.
Performs janitorial duties such as floor care, trash removal, etc. as assigned.
Performs additional duties requested by the supervisor and directors in to ensure the effective and efficient operations within the community.
