About The Position

The Maintenance Technician is responsible for the day-to-day maintenance, repair, and upkeep of Quarry Walk, a mixed-use community consisting of approximately 300 residential apartment units, restaurants, retail establishments, office spaces, common areas, parking facilities, and grounds. This position plays a critical role in maintaining a safe, clean, and professional environment for residents, tenants, customers, and visitors. The ideal candidate is a skilled, dependable, and customer-focused professional with experience in commercial and residential property maintenance and a strong working knowledge of building systems.

Requirements

  • High school diploma or equivalent.
  • Minimum 3 years of maintenance, handyman, facilities, or property management experience.
  • Working knowledge of: Plumbing, Electrical systems, Carpentry, Drywall repair, Painting, Basic HVAC systems
  • Valid driver's license and reliable transportation.
  • Ability to lift up to 75 pounds.
  • Ability to work both indoors and outdoors in varied weather conditions.
  • Strong customer service and communication skills
  • Frequent walking, climbing stairs, bending, kneeling, and lifting.
  • Ability to safely operate ladders, hand tools, and power tools.
  • Ability to respond to emergencies outside normal business hours when required.

Nice To Haves

  • Experience in mixed-use developments, apartment communities, shopping centers, or hospitality facilities.
  • OSHA 10 Certification.
  • HVAC, electrical, or plumbing certifications.
  • Experience using work order management software.
  • Bi-lingual - Spanish/English

Responsibilities

  • Perform routine maintenance and repairs throughout residential and commercial properties.
  • Complete work orders in a timely and professional manner.
  • Conduct preventative maintenance inspections and identify potential issues before they become major repairs.
  • Assist with apartment turnovers, including repairs, painting, cleaning coordination, and preparation for new residents.
  • Maintain accurate records of completed work orders and maintenance activities.
  • Maintain accurate maintenance logs and inspection records.
  • Monitor inventory of supplies, tools, and equipment, reorder as necessary.
  • Recommend improvements and monitor related project timelines and costs.
  • Repair doors, locks, windows, cabinets, drywall, ceilings, flooring, and other building components.
  • Perform minor carpentry, painting, patching, and finishing work.
  • Repair and replace hardware, fixtures, and furnishings as needed.
  • Install shelving, signage, and miscellaneous building accessories.
  • Repair leaks, faucets, toilets, sinks, garbage disposals, and related plumbing fixtures.
  • Unclog drains and troubleshoot minor plumbing issues.
  • Coordinate with licensed plumbing contractors when necessary.
  • Replace light fixtures, bulbs, ballasts, outlets, switches, and breakers.
  • Troubleshoot basic electrical issues.
  • Coordinate with licensed electricians for advanced repairs and code-related work.
  • Perform filter changes and routine HVAC maintenance.
  • Monitor equipment performance and report deficiencies.
  • Assist HVAC contractors during inspections, repairs, and equipment replacements.
  • Respond to maintenance requests from restaurant and retail tenants.
  • Assist with building-related issues affecting business operations.
  • Monitor common areas, service corridors, loading zones, and tenant spaces for maintenance concerns.
  • Coordinate emergency repairs to minimize disruptions to tenant operations.
  • Maintain sidewalks, parking lots, garages, landscaping features, and exterior common areas.
  • Perform seasonal maintenance including snow and ice control support.
  • Repair fencing, benches, outdoor fixtures, and site amenities.
  • Assist with parking lot inspections and maintenance.
  • Follow all OSHA safety guidelines and company safety procedures.
  • Participate in emergency response activities as required.
  • Report safety hazards, property damage, and code compliance concerns immediately.
  • Assist with fire, life-safety, and building inspections.
  • Escort and oversee contractors working on-site.
  • Verify contractor work is completed properly and safely.
  • Assist in obtaining proposals and coordinating service providers.
