Requirements

  • At least two years of experience in property maintenance or equivalent field.
  • Completion of Grace Hill/Yardi On-Line Training – Essential Skills for New Supervisor and Conflict Resolution for Supervisors.
  • Consistent successful use of all Yardi Maintenance Systems including processing service requests through the iPhone.
  • Knowledgeable in maintaining PayScan per company policy.
  • Able to maintain adequate inventory to minimize any disruption of operating the business.
  • Able to schedule effectively to maximize team member’s strengths and contractor efficiency.
  • High School Graduate or Equivalent Training (If not, must have 5 years maintenance experience).
  • Valid Driver’s License with proof of current liability insurance.
  • Knowledge of Basic Mechanical Concepts.
  • Heating and Air Conditioning and other State Regulated Certifications where required.
  • CPO Certified – HVAC Certification Universal.
  • Must be able to lift 50 pounds without difficulty.
  • Significant amount of bending and reaching daily.
  • Must wear necessary safety attire and/or use appropriate equipment/tools.
  • Experience in all trades (plumbing, electrical, a/c, etc.) is a must.
  • Customer service attitude, flexibility and the ability to work in a team environment.
  • Reliable transportation is a MUST.
  • Availability to work on-call rotation.

Nice To Haves

  • At least 2 years experience in apartment maintenance on a 200 unit property.

Responsibilities

  • Maintaining the physical integrity of the community at all times, ensuring a safe and secure living environment.
  • Anticipating, identifying, and correcting property issues, and implementing preventive procedures.
  • Performing maintenance tasks personally or delegating to Maintenance Technicians.
  • Overseeing and inspecting work performed by Maintenance Technicians.
  • Instituting and managing a system for handling resident service requests, aiming for correction within 24 hours.
  • Coordinating and directing maintenance staff and schedules for emergency maintenance availability 24/7.
  • Conducting regularly scheduled safety meetings and maintaining HAZCOM standards.
  • Keeping SDS sheets current and accessible.
  • Maintaining knowledge of laws and regulations governing hazardous materials.
  • Identifying and correcting unsafe conditions on the property.
  • Maintaining accurate records of preventive maintenance, service requests, expenditures, and work-in-progress.
  • Scheduling and performing minor and routine maintenance on equipment.
  • Inspecting and maintaining all tools in excellent condition.
  • Indoctrinating and assisting in the development of subordinate maintenance staff, instilling a 'safety first' attitude.
  • Instructing staff on proper use and guidelines for wearing safety items.
  • Diagnosing and performing minor and routine maintenance and repair in assigned areas.
  • Ensuring make-ready repairs and services are completed correctly and on schedule.
  • Reporting all major repairs and requisitions to the manager before expenditure.
  • Changing locks and making keys.
  • Moving heavy appliances and equipment.
  • Assisting in moving abandoned furniture and appliances.
  • Maintaining an adequate inventory of spare parts and maintenance materials.
  • Identifying utility meter cut-offs and fixture cut-offs and preparing maps.
  • Performing work area clean-up and safety-related duties.
  • Ensuring storage areas remain locked when not in use.
  • Assisting in keeping grounds neat and free of litter.
  • Assisting with disturbances and other property emergencies.
  • Performing any additional duties assigned by the manager or property supervisor.
