The Maintenance Technician will maintain the property to ensure good working order and pleasant curb appeal while providing superior customer service to residents. This role involves diagnosing and solving maintenance issues in apartment homes, exterior, and common areas, including plumbing, electrical, general carpentry, HVAC, appliances, and pools. The technician will complete service requests within 24 hours, prepare apartments for new residents according to standards, and perform daily maintenance of property grounds for excellent curb appeal. The position requires maintaining an operating environment to achieve a satisfactory level of resident service, performing casual labor such as lifting/moving heavy items, and routinely inspecting building mechanical systems/equipment. The technician will monitor and adjust controls for building systems like air conditioning and boilers, inspect common areas for cleanliness and aesthetic appeal, and report all problems to the Maintenance Supervisor. A working relationship with fellow staff members and proper maintenance of assigned equipment are also key. The role requires observing all safety standards and precautions, properly utilizing new equipment, and responding to emergency maintenance requests. Assisting in maintaining records of scheduled maintenance procedures and performing additional projects as assigned are also part of the duties.
