About The Position

The Maintenance Technician performs general building maintenance tasks. Utilizing a ticketing system, they complete general maintenance service requests including changing locks, changing ceiling tiles, troubleshooting HVAC and plumbing issues, unclogging toilets, replacing lights and emergency fixtures, minor electrical repairs, and installing/repairing doors and hardware. They also investigate and repair roof leaks, set up and climb extension ladders, caulk doors and windows, perform interior and exterior painting, ground maintenance, drywall installation and repair, and operate power and hand tools. Additionally, they install and repair dock bumpers, picnic tables, and trash cans. The role requires implementing safe practices, interacting professionally with tenants, vendors, and contractors, delivering superior customer service, monitoring and responding promptly to emails and text messages, and responding to after-hours emergencies. Technology such as iPads, cell phones, and computers are used for work ticketing and communication.

Requirements

  • High school diploma
  • Valid Maryland Driver’s License
  • Good driving record
  • Regular attendance onsite is an essential function of the job.

Nice To Haves

  • 5 years of related experience preferred
  • HVAC certification preferred

Responsibilities

  • Completes general maintenance service requests including changing locks, changing ceiling tiles, troubleshoot HVAC issues, plumbing issues/minor leaks, unclogging toilets, replacing lights and light bulbs, replacing emergency signs and fixtures, minor electrical repairs/troubleshooting, and install, repair, adjust doors/hardware/mechanisms.
  • Investigates roof leaks in all type of roofs including single ply rubber roofs and built up roofs, makes minor patches or repairs when needed.
  • Sets up, takes down and climbs extension ladders.
  • Caulks doors and windows.
  • Performs interior and exterior touch up painting.
  • Performs ground maintenance and lot cleaning.
  • Hangs drywall, finishes drywall, and patches holes.
  • Operates lifts, power and hand tools.
  • Installs and repairs dock bumpers, picnic tables, and trash cans.
  • Implements safe practices to adhere to company’s safety initiatives.
  • Interacts with tenants, vendors and contractors in a professional manner.
  • Delivers superior customer service for tenant satisfaction.
  • Monitors emails and text messages closely, responding promptly.
  • Responds to after hours or holiday emergencies as needed.
  • Utilizes technology, such as ipad, cell phone, computer to complete work ticketing and communications.
