KH Properties is seeking a Maintenance Technician with a focus on HVAC & Plumbing. This role involves hands-on work to maintain and improve apartment communities. Requirements

  • 1+ years of maintenance, HVAC, plumbing, construction, or related trade experience preferred.
  • Working knowledge of HVAC, plumbing, electrical, or general maintenance systems.
  • Ability to work independently, prioritize maintenance requests, and produce quality work with attention to detail.
  • Reliable communication via email or digital reporting.

  • Reliable transportation and a valid driver’s license.
  • Physical ability to lift up to 80 lbs and perform work in varied weather conditions.
  • Ability to stay organized, meet deadlines, and follow established processes in a fast-paced environment.
  • Proficiency with smartphones, tablets, and digital maintenance platforms.

Nice To Haves

  • Advanced diagnostic experience in HVAC and plumbing is highly valued.
  • EPA Certification (Type I, II, or Universal) is preferred.

Responsibilities

  • Perform HVAC maintenance, repairs, troubleshooting, and preventative maintenance appropriate to your experience level while continuing to develop your technical skills.
  • Assist with or independently diagnose HVAC, plumbing, electrical, and maintenance issues based on your experience and training.
  • Complete work orders accurately and efficiently while documenting work through company systems.
  • Independently manage larger repair assignments (for more experienced technicians).
  • Maintain detailed records of materials, time, and repairs according to company processes.
  • Ensure all HVAC work meets compliance and safety standards, following a structured and consistent approach.
  • Support apartment turns, preventative maintenance, capital improvements, and special projects as assigned.
  • Maintain an organized, safe, and clean work area with respect for personal and resident spaces.
