About The Position

Under minimal supervision, responsible for executing maintenance including diagnosing problems and making repairs to maintain the physical condition of the properties according to operating and safety standards of GSGLA and to ensure that service requests and repairs are made in a timely manner. This role involves general maintenance and repair of buildings, facilities, equipment, and grounds.

Requirements

  • 3-5 years of experience in commercial property, maintenance or building trade.
  • Ability to read and write English as demonstrated by clear and concise written and verbal communications.
  • Ability to read maintenance tickets and understand labels on containers of cleaning and chemical supplies.
  • Knowledge of methods used in maintenance including basic knowledge of carpentry, plumbing, glass replacement, painting, masonry, grounds keeping, appliance repair, and electrical wiring.
  • Knowledge of standard practices and tools used in the maintenance and repair of building facilities.
  • Knowledge of safety practices and procedures related to the building trades.
  • Ability to perform basic arithmetic skills such as measurement addition, subtraction, multiplication and division for basic calculation and analysis.
  • Ability to frequently use general maintenance tools, supplies, and equipment such as hand tools, pressure washer, blowers, paint equipment, pool chemicals, ice removal equipment, ladders, landscaping equipment, sandblasters and safety equipment.
  • Ability to frequently handle and use chemicals and general cleaning supplies.
  • Ability to frequently transport up to 60 pounds variable distances.
  • Mobility and flexibility to use required equipment and access work in restricted spaces or at heights in excess of 8-9 feet.
  • Ability to operate motorized vehicles such as a car, truck, van, or tractors.
  • Ability to frequently stand, walk, stoop, kneel, crouch or crawl and climb (stairs, ladders, etc.).
  • Follow oral and/or written instructions.
  • Excellent communication skills, written and verbal with English language proficiency.
  • Willingness to work outside in inclement weather (if necessary).
  • Must be able to pass a criminal background check.
  • Comply with state-mandated reporter training.
  • Must successfully complete a live scan and background check.

  • Ability to take on the role of project lead as it relates to projects on assigned properties.
  • Manage vendor relationships on assigned properties and ensure GSGLA is receiving excellent value from janitorial, security, and landscaping and other service providers.
  • Provide courteous, consistent, professional and knowledgeable customer service while adhering to GSGLA policies and procedure.

Responsibilities

  • Diagnose and repair problems in areas such as HVAC, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features, and waste management systems.
  • Complete assigned service requests and repairs consistent with company operating and equipment/supply standards and in a timely manner.
  • Organize and prioritize service requests and general maintenance tasks.
  • Adhere to maintenance schedules and budget, and maintain an inventory of supplies and tools.
  • Inspect assigned properties, buildings, and grounds on a preset schedule to identify maintenance needs, make necessary repairs, and plan future projects.
  • Respond to requests and work with staff to minimize/resolve problems and complaints, following through to ensure issue resolution.
  • Apply all applicable GSGLA policies and procedures, including company operating and safety standards, and promote safe work practices.
  • Perform basic rough and finished carpentry work.
  • Remove broken glass, putty or plastic; replace windows and door hardware; replace or arrange for replacement of glass.
  • Perform basic electrical installation and repair work in wiring for switches, outlets, plugs, cables, power circuits and appliances; repair lighting systems; inspect electrical systems for unsafe conditions.
  • Identify and perform basic repairs of plumbing leaks or breaks; open clogged lines and drains; replace washers and other minor parts; maintain and monitor septic system; apply and prepare various surfaces for paint, enamel, lacquer, varnish, or stain; repair wall coverings.
  • Maintain grounds in clean and orderly manner including mowing, trimming, weeding, aerating and fertilizing lawns; replace plants as needed; set sprinklers; replace broken sprinkler heads; adjust automatic time clocks and system pressure if necessary; maintain grounds maintenance equipment; trim tree branches that create hazardous situations; install and maintain drinking fountains; repair/replace hot water heaters.
  • Lay forms, mix, pour, and finish concrete for buildings, sidewalks and slabs.
  • Supervise vendors and service providers and escalate issues as appropriate.
  • Follow all safety guidelines at all times, report hazards or accidents in a timely manner.
  • Comply fully with Council’s financial policies and procedures.
  • Be “on call” for emergencies.
  • Attend GSGLA signature events and/or other activities as assigned.
