About The Position

We are seeking a reliable and versatile Maintenance Technician to join our team. In this role, you will play a crucial part in maintaining the safety, functionality, and overall quality of our student housing community. You will be responsible for resolving day-to-day work orders, executing preventative maintenance routines, and preparing unit turns during high-volume move-in/move-out seasons. Our ideal candidate thrives in a fast-paced environment, possesses strong troubleshooting abilities, and delivers excellent customer service to our student residents. All necessary tools are provided by the property.

Requirements

  • High school diploma or equivalent required.
  • Minimum of 2 years in residential property maintenance, facility operations, or student housing.
  • Strong working knowledge of basic plumbing, electrical systems, basic HVAC troubleshooting, appliance repair, drywall, and painting.
  • Willingness to participate in a rotating schedule for after-hours emergency calls and high-volume student turnover periods.
  • Strong verbal and written communication skills with the ability to prioritize daily work orders effectively through electronic management systems.
  • Ability to lift up to 50 lbs, stand for extended periods, climb ladders, and work outdoors in varying weather conditions.

Nice To Haves

  • Trade school certification in HVAC, electrical, or building maintenance technology is preferred.

Responsibilities

  • Perform rapid, high-quality turn maintenance during seasonal student move-in/move-out periods (painting, drywall repair, appliance fixes, deep key/lock changes, and amenity resets).
  • Diagnose and resolve work orders promptly, including basic plumbing (unclogging drains, fixing leaks), electrical (replacing outlets, light fixtures, switches), basic HVAC, appliance repair, and minor carpentry.
  • Interact professionally with student residents and parents, maintaining clear communication and high customer satisfaction standards while completing repairs.
  • Execute regularly scheduled preventative maintenance routines for buildings, grounds, shared amenities, and mechanical systems.
  • Assist with monitoring exterior contractors and specialized vendors on larger capital or structural projects.
  • Maintain accurate records of tools, repair parts, and supplies; notify management when reordering is required.
  • Conduct routine property walkthroughs to identify safety hazards, code compliance issues, or needed structural repairs.
