About The Position

The MAINTENANCE TECHNICIAN position is responsible for assisting the Maintenance Supervisor in maintaining the physical integrity of the community, ensuring a safe, secure, and comfortable living environment for residents, visitors, and staff. This role involves carrying out assigned duties safely and may require assuming all maintenance responsibilities in the absence of the Maintenance Supervisor. All business must be conducted in accordance with company policies and procedures, and state and federal laws such as OSHA, ADA, and Fair Housing. Requirements

  • At least 1 year of experience in apartment maintenance or a related field.
  • Knowledgeable of pertinent laws and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics, and freon.
  • Required to wear back support belt, goggles when working with specific equipment, masks, and gloves, and other safety equipment as tasks dictate.
  • Must have a valid driver's license and automobile insurance coverage.
  • Knowledgeable and skilled in the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, and measuring devices.
  • Ability to apply principles of logical thinking to a variety of practical situations and accurately follow standardized procedures that may occasionally involve minor deviations.
  • Ability to think rationally beyond a specific set of instructions.

Responsibilities

  • Assist the Maintenance Supervisor in maintaining the physical integrity of the community.
  • Ensure a safe, secure, and comfortable living environment for residents, visitors, and staff.
  • Carry out assigned duties in a safe manner.
  • Assume all maintenance responsibilities in the absence of the Maintenance Supervisor.
  • Conduct all business in accordance with company policies and procedures, state and federal laws (OSHA, ADA, Fair Housing, etc.).
  • Schedule and perform routine preventive maintenance on all appropriate equipment as directed.
  • Inspect and maintain all tools in excellent condition.
  • Be aware of all utility meter cut-offs, apartment and fixture cut-offs, and sewer cleanouts.
  • Perform work area clean-up and safety-related duties.
  • Ensure that storage areas remain locked when not in use.
  • Diagnose and perform minor and routine maintenance/repair on electrical and plumbing systems, A/C and heating systems, appliances, water irrigation systems, stairs, gates, fences, patios, railings, tile, carpet, flooring, roofing, gutters, fasteners, interior/exterior lights, fireplaces, ceiling fans, gas fixtures and appliances, shutters, doors, cabinets, windows, sliding glass doors, boilers, gas and electric systems, door locks, P.O. boxes and locks, security systems, ceiling leaks, walls, and pool areas (tile, jacuzzi, pool furniture).
  • Inspect and help coordinate all needed make-ready repairs and services.
  • Assist staff as required to meet deadlines.
  • Report all major repairs and need requisitions to the senior maintenance technician and manager prior to any expenditure of funds.
  • Change locks and make keys.
  • Remove and transfer heavy appliances and equipment from storage area to apartment (or vice versa).
  • Assist in moving abandoned furniture, appliances, etc., to the dumpster when necessary.
  • Inform the senior maintenance technician of shortages in spare parts and supplies.
  • Assist in keeping grounds neat and free of litter.
  • Rake, sweep, clean, and shovel as circumstances warrant.
  • Perform any additional duties assigned by Regional Maintenance Manager, Maintenance Supervisor, or Community Director.
