About The Position

Performs cleaning, organizing and other housekeeping functions on buildings, equipment, facilities, and grounds. Provides excellent customer service to homeowners, residents, and staff. Responsible for the care and upkeep of buildings and grounds for the entire community. Reviews work orders, orders materials and completes work in a professional manner utilizing the skills of the trade. Thoroughness and commitment to ensuring spaces are ready for the next day, including taking out trash, tidying, rearranging furniture, and wiping surfaces as needed. Sweeping and mopping of floors, as well as vacuuming carpets. Daily cleaning and sanitizing of all bathroom facilities, including toilets, sinks, and showers. Responsible for the upkeep of common area landscaping to include, planting, pruning, erosion control and ground cover. Maintain and repair irrigation systems on association property. Walks around the exterior of the facility on a daily basis to spot any obvious conditions that need attention or maintenance. Pressure washes paths, drives, sidewalks, brick steps, wood decks and siding. Ability to perform basic maintenance work and minor repairs (replacing broken switches, repairing door handles, replacing lightbulbs etc.). Commitment to reporting major damages to management and willingness to oversee repairs, if asked to do so. Undertake occasional seasonal tasks (e.g. shoveling snow from the sidewalk). Complies with all safety procedures and requirements. Maintains Material Safety Data Sheet (MSDS) records for all materials used on the property. Other tasks as requested.

Requirements

  • High school diploma or equivalent preferred; additional education, technical background, or certifications in facility management or related fields is a plus.
  • Minimum of 2 years experience in general grounds and/or buildings maintenance role.
  • General knowledge and basic understanding of electrical, plumbing, mechanical, masonry, and carpentry trades.
  • Ability to read, analyze, and write reports, business correspondence, and procedure manuals.
  • Ability to effectively present information and respond to questions from homeowners, Association board members and supervisor.
  • Must be able to operate tools and equipment related to facility maintenance.
  • Ability to operate power tools, small engines, tractors and mowers.
  • Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
  • Ability to deal with problems involving several concrete variables in standardized situations, and remain calm in emergency situations.
  • Knowledge and experience in the use of basic hand and power tools and other equipment used to perform repairs and maintenance.
  • Must have a basic knowledge of building, plumbing, and electrical codes.
  • Must understand safe working practices as well as health and safety regulations.
  • Must have smart personal appearance and good verbal communication and customer service skills.
  • Must have reliable transportation to and from work, and must be available to respond to emergency calls promptly.
  • Capable of working extended hours, to include evenings, weekends, and holidays as necessary.
  • Able to see well enough to read faint or partially obscured writing or printing, with corrective lenses if needed.
  • Must be able to speak English in a clear and understandable voice.
  • Position involves sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying, and moving objects that can weigh up to 50 lbs.
  • Must also be able to climb several flights of stairs if necessary.
  • Must be able to interact with all types of individuals, be mentally alert, detail oriented, and with good reasoning skills.
  • Must be able to work in small and confined spaces for extended periods of time.
  • Must have finger dexterity for typing/using a keyboard.
  • Closed-toe, non-slip shoes are mandatory for safety purposes.
  • Minimal jewelry or accessories to ensure safety and efficiency during cleaning tasks.
  • Maintain a clean and professional appearance at all times.
  • Must be able to work on more than one assignment at a time with frequent interruptions, changes, and delays.
  • Must be able to remain focused and work effectively, efficiently, and cheerfully under such circumstances.
  • For safety reasons, employee must remain alert to working conditions and aware of safety, health, and environmental concerns.
  • This position will alternate between working indoors in a controlled climate and with proper lighting, to an outdoors setting with variable climate and lighting.
