About The Position

The Maintenance Technician is responsible for completing work orders and making repairs to apartments and common areas, ensuring the proper operation and care of equipment. The role involves using cost-effective methods, performing daily interior and exterior maintenance, assisting contractors, and handling turnover repairs. This position requires the technician to maintain an inventory of parts, order necessary supplies with approval, and perform general maintenance including plumbing, electrical, and HVAC repairs. The technician is also responsible for preventative maintenance, investigating and correcting malfunctions, and coordinating with outside vendors for specialized repairs. Additionally, the role includes restocking common area supplies and being on-call for emergencies.

Requirements

  • Must supply standard tools for preventative maintenance.
  • Must be on-call for emergencies as part of a shared bi-weekly rotation.

Nice To Haves

  • Boiler service work shall be performed in accordance with boiler licensure and state regulations.
  • If not qualified to perform boiler responsibility, it shall be given to an outside vendor.
  • Before calling an outside vendor for heating complaints, check if resident has furniture blocking registers and if registers are clean.
  • Check to see if the zone valve is opening and closing when the thermostat is raised and lowered.
  • If unable to correct an air conditioner problem, discuss with the Property Manager to determine if an outside vendor is needed.
  • Must receive prior approval from the Property Manager when ordering appliances or calling an outside vendor.

Responsibilities

  • Completing work orders and making repairs to apartments and common areas.
  • Ensuring the proper operation and care of equipment.
  • Using cost-effective methods when completing tasks.
  • Performing daily interior and exterior curb appeal maintenance.
  • Assisting with contractors onsite.
  • Handling general turnover repairs.
  • Shoveling and salting all sidewalks.
  • Performing grounds maintenance, including weeding and clean-up.
  • Keeping an inventory of parts needed.
  • Ordering or purchasing necessary parts with Property Manager approval.
  • Performing general turnover maintenance, including window glass repair, screen repair, A/C installation, lock repair, baseboard repairs, general plumbing and electric repairs.
  • Supplying standard tools for preventative maintenance of apartments, common areas, systems, and equipment.
  • Performing preventative maintenance in all units during apartment turnovers.
  • Investigating any malfunction or maintenance emergency and taking appropriate action.
  • Contacting the Property Manager for vendor approval for non-emergency repairs requiring outside contractors.
  • Contacting appropriate outside personnel for emergencies and notifying the Property Manager.
  • Performing boiler service work in accordance with licensure and regulations.
  • Handling air conditioner cleaning and maintenance.
  • Checking and restocking common area supplies, including trash bags, soap, and toiletries.
  • Being on-call for emergencies as part of a shared bi-weekly rotation.
