About The Position
As a Maintenance Technician, you are a vital part of the day-to-day success and appearance of our communities. You’ll help maintain a safe, clean, and comfortable environment for residents, guests, and staff while delivering excellent customer service and professional support. You will work closely with the Maintenance Supervisor and Community Director to complete service requests, apartment turnovers, preventative maintenance, and property upkeep. This is a union position.
Requirements
- High school diploma or GED
- Minimum 2 years of maintenance or related experience
- Knowledge of plumbing, electrical, carpentry, painting, and general repairs
- Strong communication and customer service skills
- Ability to read and write English
- Valid driver’s license, insurance, and reliable personal vehicle
- Must supply personal tools required for the position

- Ability to work independently and solve problems efficiently
- Regular standing, walking, climbing stairs/ladders, lifting materials, and working indoors/outdoors in varying weather conditions

- Obtain additional tools as needed to fulfill responsibilities
Responsibilities
- Respond to resident service requests promptly and professionally
- Complete standard apartment turns within 2 business days
- Troubleshoot and repair plumbing, electrical, carpentry, and appliance issues
- Maintain accurate records of completed work orders
- Prepare vacant apartments for new move-ins
- Perform painting, flooring, drywall, cabinet, and fixture repairs
- Conduct follow-up inspections to ensure readiness
- Maintain common areas, lighting, locks, windows, gutters, irrigation systems, and outdoor spaces
- Assist with custodial duties including trash removal, sweeping, mopping, and pressure washing
- Keep the property clean, safe, and free of litter
- Participate in rotating on-call schedule (2 weeks per month)
- Respond to after-hours emergencies including floods, fires, outages, and urgent repairs
- Assist during weather events, including snow and ice removal
- Display a positive, cooperative attitude toward assignments and responsibilities
- Communicate professionally with supervisors, coworkers, residents, and vendors
- Accurately document completed work activities
- Write routine reports and correspondence
- Read and interpret safety rules, maintenance instructions, and procedure manuals
- Report accidents and emergency situations immediately
- Inspect and report common area deficiencies
- Report resident violations of house rules to management
- Maintain a daily log of work assignments and completed tasks
