About The Position

The Maintenance Technician supports the overall maintenance and physical condition of Trolley Court, a 187-unit single-room occupancy (SRO) property located at 940 Park Blvd, San Diego, CA 92101. This role performs routine maintenance, responds to service requests, and ensures the property remains safe, functional, and well-maintained. The ideal candidate demonstrates strong technical skills, reliability, and a resident-focused service approach.

Requirements

• High school diploma or equivalent required; technical or vocational training preferred.
• Minimum of 2 years of experience in apartment or property maintenance.
• Working knowledge of plumbing, electrical, HVAC, carpentry, and general repairs.
• Ability to safely operate hand and power tools.
• Strong troubleshooting and problem-solving skills.
• Ability to work independently while contributing effectively to a team
• Professional communication and strong customer service skills.
• Reliable, punctual, and detail-oriented.
• Valid driver’s license and reliable transportation.
• Successful completion of background and drug screenings.

Responsibilities

• Perform routine and preventive maintenance, including plumbing, electrical, HVAC, carpentry, painting, and appliance repair.
• Respond promptly and professionally to resident service requests and work orders.
• Inspect buildings, units, and grounds regularly to identify and resolve maintenance issues.
• Maintain common areas, amenities, and exterior grounds to company standards.
• Prepare apartments for move-in by completing turns, repairs, and quality checks.
• Coordinate with vendors and contractors for specialized repairs as directed by management.
• Maintain accurate maintenance records, work orders, and inventory logs.
• Follow all safety procedures, OSHA standards, and company policies.
• Participate in on-call and emergency maintenance coverage as scheduled.
