About The Position

The Maintenance Technician is responsible for assisting the Community Manager and Maintenance Supervisor in areas of the assigned Community. This role contributes to the team by assisting in achieving budgeted maintenance expenses, advising the Maintenance Supervisor on stock levels, maintaining the physical condition of the community, ensuring timely completion of work orders, providing same-day service, walking the community daily to note needed repairs, knowing all utility shut-offs, communicating daily with the Maintenance Supervisor, producing 5-day turns on vacant units, assuming emergency on-call duty, assisting in the maintenance shop, and performing other duties as needed. The role also involves providing superior customer service, completing work orders to ensure customer satisfaction, maintaining a professional image, attending training, and adhering to all Fortis Properties Management policies and procedures, including Fair Housing, ADA, OSHA, and EPA regulations.

Requirements

  • High School graduate or equivalent
  • Some Vocational/Technical school and/or college
  • 2 years prior property maintenance experience or related field
  • EPA Certification required
  • Strong knowledge of HVAC systems, appliance repair, plumbing, electrical, and pool care
  • Must have own tools
  • Computer skills to include Microsoft Office (Word, Excel)

Nice To Haves

  • Prior experience in a multifamily lease-up phase strongly preferred
  • CPO Certification preferred
  • Property management software (Yardi, PO Purchase System) preferred

Responsibilities

  • Assist in achieving budgeted maintenance expenses
  • Assist in the achievement of the annual budget plan
  • Advise the Maintenance Supervisor as to stock levels of supplies and equipment
  • Maintain the physical condition of the community, including the condition of vacation apartments
  • Advise the Maintenance Supervisor of maintenance problems and solutions
  • Ensure all work orders are completed in a timely fashion
  • Provide same day services on work orders
  • Walk the community daily noting needed repairs
  • Knowledge of all utility cut offs
  • Daily communication with the Maintenance Supervisor to discuss progress, follow-up, or complications regarding maintenance activities
  • Produce 5 day turns on vacant units
  • Assume emergency on-call duty status as scheduled
  • Assist in the maintenance of the maintenance shop
  • Provide superior customer service
  • Complete all work orders and ensure the highest quality of customer satisfaction
  • Maintain a professional image and attitude
  • Attend instructional training classes as scheduled by the Maintenance Supervisor
  • Adherence to and proper implementation of all Fortis Properties Management policies and procedures
  • Knowledge of and adherence to Fair Housing policies and procedures
  • Knowledge of and adherence to ADA, OSHA, and EPA policies and procedures
