About The Position

Arnold Grounds Apartment Management is seeking an experienced and dependable Maintenance Technician to join our team at Griggs Village in Columbus, Ohio. The Maintenance Technician is responsible for maintaining the overall physical condition of the community, completing resident service requests, preparing vacant apartments for occupancy, and assisting with preventive and emergency maintenance. We are seeking a hands-on professional who takes pride in their work and is committed to providing excellent service to our residents.

Requirements

  • Previous multifamily apartment or residential maintenance experience preferred.
  • Working knowledge of HVAC, plumbing, electrical, appliance repair, carpentry, and general property maintenance.
  • Ability to troubleshoot maintenance problems and complete repairs with minimal supervision.
  • Strong time-management and organizational skills.
  • Ability to prioritize work orders and respond appropriately to emergency maintenance needs.
  • Dependable attendance and a strong work ethic.
  • Professional communication and customer-service skills.
  • Valid driver's license and reliable transportation may be required.
  • Ability to perform the physical requirements of the position, including lifting, bending, climbing, standing for extended periods, and working indoors and outdoors in varying weather conditions.

Nice To Haves

  • EPA/HVAC certification preferred.

Responsibilities

  • Complete resident maintenance requests and work orders accurately and within established timeframes.
  • Diagnose and repair HVAC, plumbing, electrical, appliance, and general maintenance issues.
  • Perform apartment make-readies, including repairs, painting, fixture replacement, and preparation of vacant units for new residents.
  • Conduct routine preventive maintenance inspections and complete necessary repairs.
  • Maintain building interiors, exteriors, common areas, equipment, and property grounds.
  • Troubleshoot and repair appliances, plumbing fixtures, doors, locks, lighting, and other property equipment.
  • Identify and report safety hazards, property damage, and major repair needs to management.
  • Maintain tools, equipment, supplies, and the maintenance shop in a safe and organized condition.
  • Follow company safety policies, OSHA requirements, and established maintenance procedures.
  • Communicate professionally with residents, vendors, management, and other team members.
  • Assist with emergency maintenance situations and participate in the after-hours/on-call rotation as required.
  • Perform additional property maintenance duties as assigned.
