About The Position

Our locally renowned Property Management company is searching for an experienced Maintenance Technician to join our team. You'll have the chance to work with talented colleagues who share your passion for excellence in our supportive and collaborative team. The Maintenance Technician is responsible for inspecting, repairing, and ensuring the smooth operation of machinery, equipment, and facilities within the properties we manage. This role plays a critical role in preventive maintenance, troubleshooting issues, and contributing to the overall safety and functionality of the work environment. Maintenance Technician supports the Maintenance Lead.

Requirements

  • The employee must provide their own tools and must be able to operate a variety of hand and power tools.
  • Hours of work: 8:00a.m. to 5:00p.m., Monday through Friday.
  • Schedule and location may vary according to individual property and company needs including weekends and possibly on call for emergencies.
  • Must maintain a valid WA Drivers’ License and have the ability to meet the Company’s vehicle insurance requirements ($300,000 in liability and the ability to add Reeder Management as an interested party).
  • Driving will be required up to 50% of the time, for supply runs and driving between buildings for work.
  • Must have the ability to work indoor and outdoor, exposed to outside weather conditions throughout the day.
  • This role is required to climb a ladder, stoop, kneel, crouch and crawl, and push, pull and carry materials weighting up to 50lbs.

Responsibilities

  • Perform all work that produces clean, safe, and attractive common areas, including pools, laundries, clubhouse, parking lots, etc.
  • Inspect all common areas and building systems continually.
  • Manages inventory and maintains shop, work areas, and storage areas.
  • Respond to service requests within 24 hours.
  • Review work by vendors.
  • Maintains time, work orders, and inspection records.
  • Perform all work in vacant apartments to prepare for new tenants as scheduled.
  • Paints and performs repairs to masonry, woodwork, and furnishings of buildings.
  • Performs maintenance on electric appliances and indoor plumbing.
  • Provides general upkeep of buildings such as painting, pressure washing, and trash pick-up.
  • Conduct all work in compliance with OSHA and with Equal Housing Authority and Fair Housing Laws.
  • Report deficiencies to Community Manager.
  • Order Community Manager approved parts to repair community, from approved vendors.
  • Ensure all shop areas are in a secure, neat, and organized condition at all times.
  • Constantly inspect and organize.
  • Use maintenance shops in a careful and concise manner.
  • Keep informed on all work safety issues including OSHA guidelines.
  • Monitor building systems with particular attention to electrical and fire safety.
  • Report all unsafe areas to On-site Manager and Property Supervisor immediately.
  • Other duties as assigned.
