About The Position

This position performs technical and mechanical work to ensure that the buildings, grounds, amenities, and common areas of the property meet company standards for cleanliness, appearance, safety, and functionality. The technician handles resident service requests and preventive maintenance, prepares vacant apartments for move-in, tracks maintenance supplies, completes service documentation, and helps maintain common areas and grounds. The role also supports safety and cost-control programs and may inspect contractors’ work and assist with property inspections.

Requirements

Ability to work a flexible schedule, including taking call during evenings, weekends, and holidays.
Ability to stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Ability to work indoors and outdoors in all weather conditions, including rain, snow, heat, hail, wind, and sleet.
Ability to push, pull, lift, carry, or maneuver up to 25 pounds independently and up to 50 pounds with assistance.
State- and local-jurisdiction certifications as required for Service Technicians.
A valid driver’s license to operate a golf cart on the property when applicable, depending on property size.

Nice To Haves

EPA Type I and II or Universal certification for refrigerant recycling (applies to Certified Service Technicians).

Responsibilities

Complete work orders arising from resident service requests and perform preventive maintenance by diagnosing problems and making repairs in accordance with company policies, procedures, safety standards, and code requirements.
Prepare vacant apartments for leasing and move-in by conducting pre-move-out inspections, creating maintenance punch lists, coordinating vendors and contractors as needed, obtaining supplies, completing maintenance tasks, and inspecting completed work.
Track maintenance inventory, return unused supplies and equipment to their designated locations, and notify the maintenance supervisor about reordering needs.
Complete service-request documentation and other paperwork accurately and on time.
Maintain grounds, common areas, and amenities by picking up trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
Support cost-control programs by repairing parts when possible, minimizing waste, and using tools and equipment properly.
Follow safety and risk-management policies, attend routine safety meetings, complete required safety training, and report accidents and incidents promptly and accurately.
Periodically inspect contractor, vendor, and service-provider work to confirm that quality, materials, services, scope, and specifications meet requirements.
Assist with routine and periodic property inspections, identify safety and maintenance concerns, and communicate the property’s physical needs to management.
Travel as needed to assist other properties or attend training, business meetings, or other activities related to the role.
