About The Position

We are seeking a skilled and experienced Maintenance Technician Supervisor with HVAC/EPA Universal Certification to oversee maintenance operations in a multi-family residential setting. This role involves both team leadership and hands-on technical work, ensuring the timely and professional completion of all maintenance and repair tasks. The ideal candidate will have a strong background in residential maintenance, particularly in HVAC systems, and possess excellent leadership and communication skills.

Requirements

  • EPA Universal HVAC Certification REQUIRED.
  • Minimum 2–3 years of residential maintenance experience preferred.
  • Prior supervisory, lead technician, or maintenance team leadership experience preferred.
  • Strong knowledge of HVAC, plumbing, electrical systems, appliances, and general building maintenance.
  • Ability to diagnose and troubleshoot complex maintenance issues.
  • Valid Driver’s License required.
  • Strong leadership, organizational, and communication skills.
  • Ability to prioritize multiple maintenance requests and manage daily responsibilities.
  • Ability to work independently and as part of a team.
  • Ability to communicate professionally with residents, property management, vendors, and employees.
  • Basic computer skills for work orders, maintenance records, and communication.
  • Ability to respond to emergency maintenance concerns and perform duties as assigned.
  • High school diploma or equivalent preferred.

Responsibilities

  • Supervise, lead, and support maintenance technicians in the completion of daily maintenance responsibilities.
  • Assign, prioritize, and monitor maintenance work orders to ensure timely completion.
  • Provide guidance, technical support, and training to maintenance staff as needed.
  • Inspect completed work to ensure quality, accuracy, and compliance with established standards.
  • Communicate daily maintenance priorities, staffing needs, and operational concerns to property management.
  • Assist with onboarding and training new maintenance employees.
  • Promote teamwork, accountability, professionalism, and safe work practices.
  • Coordinate with management regarding employee performance, attendance, and maintenance-related concerns.
  • Oversee and perform skilled maintenance and repairs throughout residential units, common areas, and building systems.
  • Diagnose and troubleshoot HVAC, plumbing, electrical, appliance, and general building maintenance issues.
  • Assist technicians with complex repairs and provide hands-on technical support when needed.
  • Ensure maintenance requests are addressed promptly and completed in a professional manner.
  • Coordinate repairs with property management, residents, contractors, and vendors as appropriate.
  • Ensure work is performed in accordance with applicable safety requirements and building standards.
  • Develop, coordinate, and maintain preventative maintenance schedules for building systems and equipment.
  • Monitor the condition and performance of HVAC, plumbing, electrical, mechanical, and other building systems.
  • Identify maintenance concerns before they become major repairs or operational disruptions.
  • Recommend repairs, replacements, upgrades, and improvements to management.
  • Assist in maintaining building systems in a safe, efficient, and functional condition.
  • Coordinate routine inspections and ensure identified issues are properly addressed.
  • Coordinate and respond to urgent maintenance issues, including leaks, plumbing failures, electrical outages, HVAC failures, and other building emergencies.
  • Assist with troubleshooting and resolving emergency maintenance concerns.
  • Coordinate emergency repairs with management, vendors, and appropriate personnel.
  • Participate in on-call, overtime, weekend, or emergency response responsibilities as required by the position.
  • Monitor maintenance work orders and ensure accurate completion and documentation.
  • Maintain records of repairs, inspections, preventative maintenance, and equipment servicing.
  • Track maintenance supplies, tools, equipment, and inventory levels.
  • Communicate supply and equipment needs to management.
  • Assist with tracking maintenance expenses, purchase requests, and vendor-related costs.
  • Ensure maintenance records and documentation are accurate and up to date.
  • Communicate professionally and courteously with residents, property management, vendors, and team members.
  • Respond to resident maintenance concerns and ensure service requests are handled appropriately.
  • Provide updates to management regarding outstanding repairs, building conditions, and maintenance priorities.
  • Coordinate with property management to address recurring maintenance concerns and operational needs.
  • Maintain a professional presence and promote positive resident relations.
  • Ensure maintenance work is performed in accordance with applicable safety regulations, building codes, and company policies.
  • Promote safe working practices and proper use of tools, equipment, and personal protective equipment.
  • Monitor maintenance activities for quality, safety, and compliance.
  • Identify and report unsafe conditions, hazards, and required corrective actions.
  • Ensure technicians follow proper procedures when working with HVAC, electrical, plumbing, and other building systems.
  • Maintain awareness of applicable licensing, certification, and safety requirements.
