About The Position

The Maintenance Technician / Porter plays a vital role in supporting the daily operations of a residential apartment community by providing general building maintenance, apartment turnovers, janitorial services, and exceptional customer service. This position helps ensure the property remains clean, safe, functional, and welcoming for residents and visitors. This is a hands-on position requiring an individual who is mechanically inclined, dependable, and comfortable performing a wide variety of maintenance and cleaning tasks. The technician serves as one of the first points of contact for residents when maintenance concerns arise and is expected to troubleshoot and resolve routine issues whenever possible before escalating more complex repairs to management or outside vendors.

Requirements

  • Experience in apartment maintenance, facilities maintenance, building maintenance, handyman services, or a related trade preferred.
  • Working knowledge of general plumbing, electrical, HVAC, carpentry, appliance troubleshooting, and general building maintenance.
  • Ability to troubleshoot common maintenance issues and recognize when specialized vendors are needed.
  • Comfortable performing janitorial duties and apartment turnovers.
  • Strong customer service and communication skills.
  • Ability to work independently and prioritize multiple tasks.
  • Reliable attendance and punctuality are essential.
  • Ability to lift up to 50 pounds and safely use ladders, hand tools, and basic power tools.

Responsibilities

  • Respond promptly and professionally to resident maintenance requests.
  • Troubleshoot maintenance issues and perform repairs within skill level.
  • Reset electrical breakers and perform basic electrical troubleshooting.
  • Adjust thermostats and perform basic HVAC troubleshooting, including system resets, filter changes, and identifying issues that require vendor support.
  • Perform minor plumbing repairs, including unclogging sinks, drains, and shower drains, replacing fixtures, and addressing minor leaks.
  • Perform light carpentry and general handyman repairs.
  • Patch, repair, and touch up painted surfaces.
  • Replace light bulbs, batteries, and other building hardware as needed.
  • Replace batteries in electronic apartment door locks and assist with basic lock troubleshooting.
  • Repair or replace window shade chains and other minor room fixtures.
  • Troubleshoot household appliances, including dishwashers, refrigerators, washers, and dryers, and replace appliances when required.
  • Report issues requiring licensed trades or outside vendors.
  • Prepare vacant apartments for new residents.
  • Complete routine inspections of vacant units.
  • Dust and clean furniture, countertops, kitchens, bathrooms, and other surfaces.
  • Vacuum, sweep, and mop floors as needed.
  • Flush toilets and run water through sinks and fixtures to maintain plumbing systems.
  • Inspect units for leaks, water damage, pests, odors, damaged equipment, and other maintenance concerns.
  • Remove debris and leave units clean, organized, and move-in ready.
  • Report maintenance deficiencies discovered during inspections.
  • Clean and maintain all common areas throughout the property.
  • Vacuum carpets and rugs.
  • Mop hard surface floors.
  • Clean mailroom, lobby, amenity spaces, hallways, stairwells, trash rooms, recycling rooms, restrooms, and service corridors.
  • Clean doors, windows, mirrors, glass, and other high-touch surfaces.
  • Remove trash and debris from common areas.
  • Maintain a clean, safe, and professional appearance throughout the property.
  • Perform routine property walks and identify maintenance or safety concerns.
  • Inspect common areas and building grounds for cleanliness and proper operation.
  • Conduct roof inspections and perform seasonal tasks such as installing protective equipment or covers when required.
  • Complete preventative maintenance activities as assigned.
  • Report safety hazards or maintenance concerns to management.
  • Serve as a professional and courteous point of contact for residents.
  • Communicate effectively with residents regarding maintenance requests and work performed.
  • Coordinate with property management, engineering staff, and outside vendors to ensure timely resolution of maintenance issues.
  • Maintain a positive, customer-focused attitude while representing the property.
  • Complete assigned work orders accurately and efficiently.
  • Maintain basic maintenance records and documentation.
  • Follow all company safety policies and procedures.
  • Use tools and equipment safely and responsibly.
  • Perform additional duties as assigned.
