Requirements

  • High school diploma or GED equivalent
  • At least two years of maintenance/facilities experience or technical training
  • Basic knowledge of physical plant systems, including heating, air conditioning, electricity, and computerized systems.
  • Strong problem-solver who can assess mechanical or structural issues and communicate solutions clearly.
  • Dependable, organized, and able to prioritize multiple projects and maintenance requests while meeting deadlines.
  • Communicate respectfully and professionally and enjoy providing excellent service to residents, team members, vendors, and contractors.
  • Comfortable providing guidance and support to maintenance technicians and responding to urgent or after-hours maintenance needs.

Responsibilities

  • Oversee and perform day-to-day maintenance operations, ensuring preventative maintenance, repairs, and renovations are completed properly and efficiently.
  • Monitor and complete assigned work orders while helping prioritize maintenance requests based on urgency and resident needs.
  • Provide hands-on maintenance support and guidance to maintenance technicians, helping the team successfully complete projects and resolve challenging situations.
  • Assist with coordinating schedules, delegating assignments, and providing training and feedback to maintenance technicians.
  • Work with vendors and contractors on specialized maintenance needs or repairs beyond the scope of the in-house team.
  • Build positive relationships with residents, team members, vendors, and contractors while providing courteous and professional service.
  • Monitor maintenance expenses and track costs while identifying opportunities for efficiency and cost savings without compromising quality or safety.
  • Help maintain a safe, clean, and functional environment throughout the community by identifying and addressing maintenance concerns promptly.
  • Participate in the interviewing and hiring process for maintenance staff and support the onboarding and development of new team members.
  • Respond to urgent or emergency maintenance needs, including after-hours calls, and communicate concerns or equipment issues to leadership as needed.
