About The Position

Liberty Military Housing is seeking a dedicated Maintenance Technician III to perform general and specialized maintenance and repairs in a multifamily residential community. This role involves operating building systems and related equipment to meet quality standards. The position may include 'Lead' responsibilities, such as supervising or training other maintenance staff. The ideal candidate will communicate effectively, perform quality work safely, and deliver exemplary service in line with Liberty Military Housing's customer satisfaction standards.

Requirements

  • Five or more years' related maintenance experience preferred.
  • Intermediate level understanding and experience in electrical, carpentry, plumbing, HVAC, painting, carpet care, and appliance repair.
  • Some supervisory or lead experience preferred.
  • Effectively communicate and interact with co-workers, managers, vendors, or residents.
  • Expert skills regarding the operation of small hand and electrical tools, basic electrical, carpentry, painting, and small machinery repair.
  • Extensive knowledge of appliances.
  • Basic computer skills (able to operate mobile device, PC).
  • Must possess a valid driver's license.
  • Ability to operate a company or personal vehicle or electrical cart.
  • Must be available for regular on-call work assignments/emergency calls, work scheduled off-hours and emergency overtime as required.
  • Must be able to arrive at the property for service requests within 60 minutes.
  • Ability to travel to other regional locations for work, training, meetings, and other work-related activities.
  • Ability to lift/carry supplies or equipment up to 65 lbs.
  • Frequent reaching, stooping, bending, and kneeling.
  • Extensive walking and standing.
  • Ability to climb up and down stairs/ladders.
  • Willingness to work in both indoor and outdoor environments, in all weather conditions, and potentially hazardous conditions.
  • Ability to safely and successfully perform the essential job functions consistent with ADA, FMLA, and other federal, state, and local standards, including meeting qualitative and/or quantitative productivity standards.

Nice To Haves

  • HVAC and EPA certifications preferred.

Responsibilities

  • Performs maintenance, installation, repairs, and preventative maintenance on a variety of building systems and appliances, including plumbing, HVAC, structural, and electrical.
  • Tests and troubleshoots building systems and equipment to assess functionality and recommend repairs or replacements.
  • Applies proficient skills in electrical, carpentry, plumbing, HVAC, painting, and appliance repair to ensure quality homes and community.
  • Completes resident-requested repairs and services within the required timeframe (24 hours).
  • Completes all assigned maintenance work on vacant homes within LMH standards.
  • Performs on-call service requests and emergency calls.
  • Participates in routine inspections (QC, move-in, preventative maintenance, machinery, appliance, etc.).
  • Performs general maintenance and cleaning of common areas, maintenance shop, trash removal, and snow removal (if applicable).
  • Trains or guides other maintenance team members in performing skilled tasks.
  • On occasion, may lead or supervise other maintenance team members in the absence of management.
  • Maintains and updates all assigned service requests using Yardi Mobile until assignment is completed and closed.
  • Demonstrates the appropriate and safe use of standard hand and power tools, equipment, and machinery.
  • Reports any maintenance concerns for repairs on homes, community, and/or common areas to supervisor.
  • Participates in department or regional meetings, resident functions, seminars, training, and work-related events.
  • Complies with all OSHA safety regulations, local applicable laws regarding health, safety, or environment, and LMH Standard Operating Procedures and Policies.
  • Understands and follows safe work practices for all trades, including Lockout Tag-out, Confined Space Entry, use of hazardous chemicals, Personal Protective Equipment, Ladder Safety, and working from Elevated Surfaces.
  • Operates a company or personal vehicle to travel to various locations for work purposes.
