Requirements

  • Five or more years' related maintenance experience preferred.
  • Intermediate level understanding and experience in basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair.
  • Some supervisory or lead experience preferred.
  • Effectively communicate and interact with co-workers, managers, vendors, or residents.
  • Expert skills regarding the operation of small hand and electrical tools, basic electrical, carpentry, painting, and small machinery repair.
  • Extensive knowledge of appliances.
  • Basic computer skills (able to operate mobile device, PC).
  • Must possess a valid driver's license.
  • Ability to operate a company or personal vehicle or electrical cart.
  • Must be available for regular on-call work assignments/emergency calls, work scheduled off-hours and emergency overtime as required.
  • Must be able to arrive at the property for service requests within 60 minutes.
  • Ability to travel to other regional locations for work, training, meetings, and other work-related activities.
  • Ability to lift/carry supplies or equipment up to 65 lbs.
  • Frequent reaching, stooping, bending, and kneeling.
  • Extensive walking and standing.
  • Ability to climb up and down stairs/ladders.
  • Willingness to work in both indoor and outdoor environments, in all weather conditions, and potentially hazardous conditions.
  • Ability to safely and successfully perform the essential job functions consistent with ADA, FMLA, and other federal, state, and local standards, including meeting qualitative and/or quantitative productivity standards.

Nice To Haves

  • HVAC and EPA certifications preferred.

Responsibilities

  • Perform general and specialized maintenance and repairs in a multifamily residential community.
  • Operate building systems and related equipment and tools to complete tasks to quality standards.
  • Perform maintenance installation, repairs, and preventative maintenance on plumbing, HVAC, structural, and electrical systems.
  • Test and troubleshoot building systems and appliances to assess functioning and recommend repairs or replacements.
  • Apply proficient skills in electrical, carpentry, plumbing, HVAC, painting, and appliance repair.
  • Complete resident-requested repairs and services within 24 hours.
  • Complete all assigned maintenance work on vacant homes within LMH standards.
  • Perform on-call service requests and emergency calls.
  • Participate in routine inspections (QC, move-in, preventative maintenance, machinery, appliance, etc.).
  • Perform general maintenance and cleaning of common areas, maintenance shop, trash removal, and snow removal (if applicable).
  • Train or guide other maintenance team members in performing skilled tasks.
  • On occasion, lead or supervise other maintenance team members in the absence of management.
  • Maintain and update all assigned service requests using Yardi Mobile.
  • Demonstrate the appropriate and safe use of standard hand and power tools, equipment, and machinery.
  • Report any maintenance concerns for repairs on homes, community, and/or common areas to supervisor.
  • Participate in department or regional meetings, resident functions, seminars, training, and work-related events.
  • Comply with all OSHA safety regulations, local applicable laws, and LMH Standard Operating Procedures and Policies.
  • Understand and follow safe work practices for all trades, including Lockout Tag-out, Confined Space Entry, use of hazardous chemicals, Personal Protective Equipment, Ladder Safety, and working from Elevated Surfaces.
  • Operate a company or personal vehicle to travel to various locations for work purposes.
