About The Position

GSF Properties Inc. is looking for an experienced Maintenance Technician III to join their team in Hanford, California. This role is for a skilled maintenance professional who enjoys a variety of work, takes ownership of projects, and is committed to providing residents with a quality living experience. As a Maintenance Technician III, you will play a key role in maintaining the apartment community through repairs, preventative maintenance, apartment turns, and resident service requests.

Requirements

  • Minimum of 5 years of apartment maintenance experience required.
  • Strong understanding of apartment community operations and property management maintenance practices.
  • Technologically proficient with the ability to use maintenance software, mobile devices, and web-based applications.
  • True "jack-of-all-trades" with hands-on experience in carpentry, plumbing, electrical repairs, appliance repair, and general maintenance.
  • Extensive knowledge of HVAC systems, plumbing, electrical systems, appliance troubleshooting, carpentry, and building maintenance.
  • Proven ability to diagnose, troubleshoot, and resolve maintenance issues independently.
  • Experience completing apartment turns (make-readies), preventative maintenance, building inspections, and resident service requests.
  • Strong knowledge of workplace safety procedures, OSHA standards, and maintenance best practices.
  • Basic computer skills with the ability to navigate property management and work order systems.
  • Excellent customer service, communication, and organizational skills.
  • Self-motivated with the ability to work independently, prioritize tasks, and manage multiple projects effectively.
  • Willingness and ability to participate in an on-call rotation and respond to emergency maintenance requests as needed.
  • Valid driver's license, reliable transportation, and current automobile insurance required.
  • Availability to work a Monday through Friday schedule, 8:00 AM to 5:00 PM (40 hours per week).

Responsibilities

  • Respond to resident service requests promptly and professionally while delivering exceptional customer service.
  • Perform preventative maintenance, routine inspections, and apartment turns to ensure the community remains safe, clean, and well-maintained.
  • Troubleshoot, diagnose, and repair HVAC, plumbing, electrical, appliance, carpentry, and general maintenance issues.
  • Complete all maintenance work in compliance with company policies, safety standards, and industry best practices.
  • Maintain a clean, attractive, and welcoming environment for residents and guests.
  • Participate in an on-call rotation and respond to emergency maintenance requests as needed.
  • Collaborate with the property management team to ensure operational excellence and resident satisfaction.
  • Plan, prioritize, and coordinate maintenance activities to maximize efficiency and meet deadlines.
  • Lead by example while promoting a culture of safety, accountability, teamwork, and quality workmanship.
  • Assist with training, mentoring, and developing maintenance and grounds team members to support their professional growth.
  • Maintain positive working relationships with residents, vendors, and team members through strong communication and professionalism.
  • Stay organized, manage multiple priorities effectively, and consistently deliver high-quality work and an exceptional resident experience.
