Maintenance Technician II - 2nd Shift
About The Position
Under limited supervision, performs various skilled maintenance functions including minor repairs that do not require the need for a license in the areas of electrical, plumbing, appliances, flooring, carpentry, painting, and heating/air issues. This role works from 12:00 PM - 8:30 PM, Monday through Friday. The Maintenance Technician II is responsible for performing clean out and demo work for apartment turnovers to ensure make-ready status is achieved promptly. They will also handle general carpentry, drywall repair, painting, and cleaning of common areas. The position involves monitoring and organizing inventory, picking up and delivering supplies, snow removal from the property at any hour, grounds maintenance (mowing, pruning, debris removal), performing assigned preventive maintenance duties, assisting in maintaining equipment to function properly and comply with safety standards, performing emergency on-call service for after-hours maintenance issues, and assisting at other properties in the region as needed.
Requirements
- High School diploma or GED.
- 3-5 years of related experience.
- General knowledge of electrical, plumbing, appliances, HVAC and/or carpentry.
- Skilled in at least 2 trades (electrical, plumbing, appliances, HVAC and carpentry, etc.).
- Maintains a valid driver's license.
- Technical proficiency with cell phones and tablets.
- Availability for on-call activity during off hours for urgent needs.
- Ability to speak and understand basic English.
- Must live within 30 minutes of the property, unless otherwise approved by management.
- Must be able to lift up to 50 pounds, climb and work on ladders, work with arms raised over head, stand/walk for long periods of time, climb stairs, bend at waist and knees to lift boxes, appliances, furniture, shovel snow, etc.

- CAMT certification
- Completion of Greenlight Maintenance Learning Plan.
Responsibilities
- Performs all clean out and demo work for turnover related responsibilities once apartments are vacated to ensure make ready status is achieved in a timely manner.
- Performs general carpentry duties such as wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
- Perform drywall patch work, painting, replacement of cover plates, and cleaning common areas.
- Monitors and organizes inventory.
- Picks up and delivers supplies using company or personal vehicle.
- Removes snow from property during any and at all hours.
- Maintains grounds by mowing lawns, pruning trees and shrubs, and removing weeds and debris.
- Performs assigned preventive maintenance duties and tasks.
- Assists in maintaining equipment to function properly and comply with all safety standards.
- Performs emergency on-call service for after hours maintenance-related issues as required.
- Assists at other properties in the region as needed.
