About The Position

Our Maintenance Technician II assist us to ensure guestrooms, public areas, back‑of‑house spaces, and supporting amenities operate at peak performance while maintaining an environment reflective of luxury hospitality. The Maintenance Technician II performs independently assessed and moderately complex maintenance work across electrical, mechanical, plumbing, HVAC, and building systems. This role supports the operation and condition of specialty amenities and exterior areas commonly found at luxury properties, including pools, water features, landscaped spaces, and Japanese‑style ofuro soaking facilities, by monitoring systems, performing troubleshooting, and confirming corrective actions meet safety, quality, and service standards. Requirements

  • High School Diploma or equivalent
  • 1+ years' experience in hotel or resort operations preferred.
  • Intermediate knowledge of a wide variety of maintenance trades in order to visually inspect and detect items needing repair.
  • Skill in the use of related tools (including both hand and electric tools)
  • Intermediate mechanical aptitude
  • Basic English language communication in order to communicate with others and fully comprehend job assignments.
  • Ability to push and pull objects or materials weighing up to 100 lbs.
  • Ability to climb stairs and ladders, working at heights up to approximately 40 feet, for extended periods of time, with the ability to reach, often times overhead.
  • Ability to grasp, lift, or carry items weighing up to 50 lbs. occasionally waist high.

Nice To Haves

  • Technical/Trade school certification or equivalent in related field
  • 3+ years of related experience
  • Certified Pool Operator (CPO) Certificate
  • Prior timeshare maintenance/engineering experience.
  • Experience supporting premium amenities such as spa areas, water features, or wellness facilities.
  • Familiarity with the operation or basic troubleshooting of Japanese bath systems or hydrotherapy features.
  • Basic knowledge of irrigation systems and plant care.
  • Experience maintaining exterior public spaces in a hospitality environment.
  • Ability to operate small grounds maintenance equipment safely.
  • Knowledge of pool chemical application and safety procedures.
  • Experience working with pumps, filters, and water circulation systems

Responsibilities

  • Perform independently assessed and moderately complex maintenance tasks supporting safe, efficient, and luxury‑level property operations.
  • Diagnose and resolve maintenance issues across multiple disciplines, including electrical, mechanical, plumbing, HVAC, and building systems.
  • Maintain all guestroom and public space equipment, including but not limited to: Troubleshooting electrical components such as switches, outlets, ballasts, LED drivers, and control devices; Plumbing repairs involving fixtures, valves, fittings, and circulation components; Tile, grout, carpentry, and finish restoration beyond basic cosmetic repair; Drywall, painting, and wallpaper repair to luxury presentation standards; Troubleshooting and repairing appliances and guestroom systems.
  • Support the operation, monitoring, and functional verification of specialty amenities, including Japanese‑style ofuro soaking facilities, ensuring proper operation of pumps, heating elements, filtration, and sanitation systems.
  • Troubleshoot basic HVAC systems (heat pumps, fan coil units, mini‑splits, VAV boxes) and perform approved component repairs or replacements.
  • Identify root causes of recurring maintenance issues and recommend corrective actions to engineering leadership.
  • Ensure completed repairs meet luxury aesthetic, safety, and operational standards prior to returning areas to service.
  • Maintain detailed preventative maintenance records, work logs, and inspection documentation.
  • Maintain tools, equipment, and mechanical spaces in a clean, safe, and organized manner.
  • Communicate proactively with engineering leadership regarding system conditions, repair outcomes, and improvement opportunities.
  • Perform limited troubleshooting related to irrigation systems, drainage, and exterior fixtures, escalating complex repairs as needed.
  • Coordinate corrective actions for exterior maintenance issues impacting guest safety or property presentation.
  • Ensure exterior areas meet luxury appearance and safety standards prior to returning spaces to service.
  • Perform routine monitoring and basic maintenance of pool and water‑feature systems, including pumps, filters, heaters, and circulation components.
  • Read and interpret gauges, meters, and equipment indicators to ensure systems operate within acceptable ranges.
  • Assist with pool chemical testing and adjustments if certified, following all safety and regulatory guidelines.
  • Troubleshoot common pool equipment issues and coordinate repairs or vendor support as needed.
  • Ensure water‑based amenities meet safety, sanitation, and luxury presentation standards prior to guest use.
