About The Position

Full Circle Communities, Inc. is seeking a skilled Maintenance Technician II to join our team. You’ll be a key player in maintaining the physical integrity, safety, and operations of our properties. This includes responding to service requests, completing unit turns, and ensuring our residents enjoy a safe, comfortable living environment. You’ll report directly to the Community and/or General Manager and work within Full Circle’s values and standards.

Requirements

  • At least 3 years of full-time maintenance experience or experience in a related field.
  • High School Diploma or equivalent.
  • Working knowledge of HVAC, plumbing, electrical, appliance repair, drywall, painting, and general carpentry.
  • Knowledge of residential multifamily maintenance functions.
  • Experience using hand tools and power tools.
  • Understanding of water and gas shutoffs, fixture shutoffs, and sewer cleanouts.
  • Strong customer service skills and the ability to interact positively with residents.
  • A valid driver's license, insurance, and reliable vehicle.
  • Ability to participate in an on-call rotation and respond to after-hours maintenance emergencies.

Nice To Haves

  • 5+ years of full-time maintenance experience or experience in a related field.
  • Trade certification or technical training in HVAC, electrical, plumbing, or a related field.
  • EPA Section 608 Certification.
  • Experience working in affordable housing, senior housing, or supportive housing.
  • Experience with computerized maintenance management or work order systems.

Responsibilities

  • Complete property work orders safely and promptly according to company protocols.
  • Prepare vacant apartments for new residents, including trash-outs and make-ready work.
  • Service residential appliances, plumbing fixtures, and electrical fixtures.
  • Re-key apartments and assist with move-in and move-out inspections.
  • Maintain apartments in ready-to-rent condition.
  • Conduct daily inspections of the property to identify maintenance needs and potential safety concerns.
  • Maintain building interiors, exteriors, grounds, and common areas in a decent, safe, and sanitary condition.
  • Help maintain strong property curb appeal.
  • Perform general grounds and custodial work as needed.
  • Complete internal and external maintenance tasks that support resident comfort and security.
  • Snow and ice removal when needed.
  • Promote a safety-first environment for the maintenance team and residents.
  • Identify and immediately report unsafe conditions, including trip hazards, broken steps, inoperable smoke detectors, and gas leaks.
  • Follow requirements for the safe storage of chemicals and maintain access to required safety information.
  • Follow company safety procedures and applicable OSHA and ADA requirements.
  • Participate in an on-call rotation for evenings, weekends, and holidays and respond to property emergencies as scheduled.
  • Maintain an accurate inventory of tools, equipment, and supplies and communicate supply needs to leadership.
  • Maintain accurate daily timekeeping records.
  • Check and respond to email at least daily.
  • Assist site leadership with interviewing potential maintenance team members.
  • Attend company meetings as requested and follow management directives.
  • Complete required compliance training on time.
