About The Position

The Maintenance Technician II is responsible for inspecting, calibrating, troubleshooting, repairing, testing, and maintaining various building systems including mechanical, HVAC, electrical, lighting, fire, life safety, boilers, refrigeration units, compressors, motors, pumps, and associated controls. This role also provides facility maintenance services to ensure the client's building infrastructure and grounds are kept in optimal condition across a multi-building, multi-campus setting. The technician will attend safety training, use proper Personal Protective Equipment (PPE), and perform routine inspections and preventive maintenance. They will utilize a CMMS system to document tasks, maintain equipment histories, and complete work orders in a timely manner. The role requires the ability to interpret and update building schematics, maintain a clean and safe work area, and adhere to national and local codes, as well as OSHA and C&W Services safety policies. The technician will operate specialized test and calibration equipment, communicate repair status to supervisors, and collaborate with internal teams, customer representatives, and external vendors. Continuous professional development in advancing technology, safety, and skill improvement is expected. Safeguarding client property is also a key responsibility. The position requires availability for on-call duty during nights, weekends, and holidays for emergencies, and flexible hours to meet client needs.

Requirements

  • Good general working knowledge of all trades functioning in a general contractor setting.
  • Proven mechanical ability and aptitude.
  • Good computer skills are required; operating knowledge and trouble-shooting of equipment via Building Management System preferred.
  • Proven ability to work cooperatively with others.
  • Must be in possession of one or more active trade licenses (Universal Refrigeration and/or other HVAC related).
  • Current driver’s license required.

  • Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.

  • Ability to interpret a variety of instructions furnished by supervisor in written, oral, diagram, or schedule form.
  • Increase knowledge and operation of specialized equipment through study of all manufacturer manuals and installer instructions.

Nice To Haves

  • Associate’s degree (AA) or equivalent from two-year college or technical school preferred; or 5 or more years related experience and/or training at a semi-skilled level of experience of general maintenance in a commercial setting.; or equivalent combination of education and experience.

Responsibilities

  • Inspect, calibrate, maintain, troubleshoot, test, and repair all types of facility systems including mechanical, HVAC, electrical, lighting, fire, life, safety, boilers, refrigeration units, compressors, motors and pumps and all associated controls.
  • Provide facility maintenance services to maintain client’s building infrastructure.
  • Attend safety training per ABM policy and observe all safety training, with regard to techniques of lifting, pushing/pulling heavy objects and to also always use proper Personal Protective Equipment (PPE) assigned for specific tasks.
  • Perform routine inspection, preventive maintenance, calibration, functional and operational testing of facility systems and equipment.
  • Utilize CMMS computer system to document tasks performed and maintain equipment histories including parts replaced, hours worked, time to respond, and time to complete.
  • Complete all assigned work orders (both corrective and PM) in a timely manner.
  • Interpret and provide feedback to assist in keeping building and electrical schematics and engineering record drawing updated as system and equipment changes are implemented.
  • Maintain equipment, tools, and work areas in a clean, safe and orderly manner.
  • Utilize and understand national and local codes for equipment repair.
  • Perform all work in accordance with OSHA, state and municipal requirements and C&W Services safety policy.
  • Operate various specialized test and calibration equipment to ensure facility equipment is operating within manufacturer or original engineering specifications.
  • Perform quality work and regularly communicate repair status of devices and systems to supervisor.
  • Work with informal and formal teams with other employees and customer representatives from various departments.
  • Coordinate activities of other vendors including specialists.
  • Perform all other tasks as assigned by supervisor in response to the needs of the client.
  • Perform daily survey of buildings to identify repair and preventive maintenance tasks.
  • Report to supervisor on a regular basis (daily/weekly) on conditions relative to general operation.
  • Seek training and continued professional development in the areas of advancing technology, safety, and general skill improvement.
  • Safeguard client’s tools, materials and equipment from theft and misuse.
