POSITION SUMMARY Under the general direction of the Executive Director of Operations, as an essential employee, the Maintenance Technician II HVAC reports directly to the Assistant Director of Facilities. The position is responsible for maintaining and repairing all types of commercial and residential HVAC-R equipment, monitoring automated control systems, changing filters and belts, cleaning drains, working with high and low-voltage wiring, working with control wiring, troubleshooting any HVAC-R equipment, working to establish a preventative maintenance schedule/system for all HVAC-R equipment.

Requirements

  • Must hold universal CFC certification.
  • Minimum of 5 years of HVAC experience
  • High school diploma or equivalent
  • Must reside within 30 minutes of campus
  • Valid driver's license.
  • Ability to pass a background check.
  • Submit to random drug testing
  • Ability to pass a fitness for duty evaluation.

  • Ability to perform repetitive motion for long periods of time.
  • Excellent manual dexterity, innovative/critical thinking, and problem-solving skills
  • Demonstrate proficiency with technology, computers, and computerized maintenance management system (CMMS).

Responsibilities

  • Responsible for maintaining the buildings and related equipment in a timely, efficient, and professional manner.
  • Must be knowledgeable in general building maintenance, HVAC-R, plumbing, electrical, and carpentry. Such as HVAC-R, boilers, chillers, and pumps.
  • Provide & respond to maintenance, repair and work order requests
  • Performs maintenance duties, maintenance functions specific to the assigned facilities and/or based on needs for seasonal/project requirements.
  • Assists with managing inventory of maintenance supplies.
  • Drives vehicles required to perform or travel to maintenance work, including Salem vehicles, vans, or industrial equipment.
  • Reports needs and concerns to supervisor/appropriate staff, which may include submitting or recommending work orders and checking supply levels within on-campus buildings and residence halls, responsible for reporting concerns related to on-campus residents.
  • Ensure proper care in the use and maintenance of equipment and supplies; promotes continuous improvement of workplace safety and environmental practices.
  • Assists in on-the-job training of new staff on routine procedures.
  • Ability to work rotating shifts, weekends, holidays, during inclement weather, and during other circumstances requiring maintenance staffing.
  • Assist with the snow removal as needed
  • Performs other tasks, duties, and responsibilities as assigned.
