Requirements

  • One or more years of related maintenance experience preferred.
  • Beginning level understanding or experience in two or more basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair.
  • Working knowledge of appliances.
  • Competent skills in operating small hand and electrical tools, basic electrical, carpentry, painting, and small machinery repair.
  • Ability to effectively communicate and interact with co-workers, managers, vendors, or residents.
  • Basic computer skills (able to operate mobile device, PC).
  • Valid driver's license.
  • Ability to operate a company or personal vehicle or electrical cart.
  • Availability for regular on-call work assignments/emergency calls, scheduled off-hours, and emergency overtime.
  • Ability to arrive at the property for service requests within 60 minutes.
  • Ability to travel to other regional locations for work, training, meetings, and other work-related activities.
  • Ability to independently lift/carry supplies or equipment up to 65 lbs.
  • Frequent reaching, stooping, bending, and kneeling.
  • Extensive walking and standing.
  • Ability to climb up and down stairs/ladders.
  • Willingness to work in both indoor and outdoor environments, in all weather conditions, and potentially hazardous conditions.

Responsibilities

  • Perform routine maintenance and repairs on building systems and appliances including electrical, plumbing, painting, appliance repair, and HVAC.
  • Apply basic skills in at least two trades (electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair) to ensure quality homes and community.
  • Perform routine service repairs and preventative maintenance on homes, common areas, grounds, and the community.
  • Complete resident-requested repairs and service within 24 hours.
  • Complete all assigned maintenance work on vacant homes according to LMH standards.
  • Perform on-call service requests and emergency calls.
  • Participate in routine inspections (QC, move-in, preventative maintenance, machinery, appliance).
  • Perform general maintenance and cleaning of common areas, maintenance shop, trash removal, and snow removal (if applicable).
  • Report any maintenance concerns for repairs on homes, community, and/or common areas to the supervisor.
  • Maintain and update all assigned service requests using Yardi Mobile until completion.
  • Demonstrate the appropriate and safe use of standard hand and power tools, equipment, and machinery.
  • Comply with OSHA safety regulations, local applicable laws, and LMH Standard Operating Procedures and Policies.
  • Understand and follow safe work practices for all trades, including Lockout Tag-out, Confined Space Entry, use of hazardous chemicals, Personal Protective Equipment, Ladder Safety, and working from Elevated Surfaces.
  • Operate a company or personal vehicle for work purposes.
