Requirements

One or more years of related maintenance experience preferred.
Beginning level understanding or experience in two or more basic trades: electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair.
Working knowledge of appliances.
Competent skills in operating small hand and electrical tools, basic electrical, carpentry, painting, and small machinery repair.
Ability to effectively communicate and interact with co-workers, managers, vendors, or residents.
Basic computer skills (able to operate mobile device, PC).
Valid driver's license.
Ability to operate a company or personal vehicle or electrical cart.
Availability for regular on-call work assignments/emergency calls, scheduled off-hours, and emergency overtime.
Ability to arrive at the property for service requests within 60 minutes.
Ability to travel to other regional locations for work, training, meetings, and other work-related activities.
Ability to independently lift/carry supplies or equipment up to 65 lbs.
Frequent reaching, stooping, bending, and kneeling.
Extensive walking and standing.
Ability to climb up and down stairs/ladders.
Willingness to work in both indoor and outdoor environments, in all weather conditions, and potentially hazardous conditions.

Responsibilities

Perform routine maintenance and repairs on building systems and appliances including electrical, plumbing, painting, appliance repair, and HVAC.
Apply basic skills in at least two trades (electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair) to ensure quality homes and community.
Perform routine service repairs and preventative maintenance on homes, common areas, grounds, and the community.
Complete resident-requested repairs and service within 24 hours.
Complete all assigned maintenance work on vacant homes according to LMH standards.
Perform on-call service requests and emergency calls.
Participate in routine inspections (QC, move-in, preventative maintenance, machinery, appliance).
Perform general maintenance and cleaning of common areas, maintenance shop, trash removal, and snow removal (if applicable).
Report any maintenance concerns for repairs on homes, community, and/or common areas to the supervisor.
Maintain and update all assigned service requests using Yardi Mobile until completion.
Demonstrate the appropriate and safe use of standard hand and power tools, equipment, and machinery.
Comply with OSHA safety regulations, local applicable laws, and LMH Standard Operating Procedures and Policies.
Understand and follow safe work practices for all trades, including Lockout Tag-out, Confined Space Entry, use of hazardous chemicals, Personal Protective Equipment, Ladder Safety, and working from Elevated Surfaces.
Operate a company or personal vehicle for work purposes.
