About The Position

The Maintenance Technician performs routine maintenance, repairs, and property inspections to maintain a safe and functional living environment. This role works closely with the Property Manager, and collaborates with HMI maintenance staff to complete tasks, unit turnovers, and service requests, and maintains cleanliness of the property, including indoor and outdoor spaces while ensuring quality and timely service for residents.

Requirements

  • High School Diploma (or equivalent); must be able to read, write, and communicate fluently in English
  • Minimum of 2 years of experience in property maintenance
  • Ability to perform beginning-to-intermediate mathematical functions
  • Strong organizational and customer service skills
  • Demonstrated ability to work with diverse individuals
  • Reliable transportation to travel to and from job sites
  • Proven diagnostic skills and hands-on experience performing maintenance and repairs in the following areas: Appliances, HVAC systems, Electrical systems, Plumbing systems (including water lines), Carpentry, Painting/Wallpapering, Roofing, Pest control (as required)

Nice To Haves

  • Previous janitorial, custodial, or facilities experience preferred
  • Experience working in residential or multi-unit housing environments
  • Familiarity with preventative maintenance programs and work order systems
  • Basic knowledge of safety regulations and compliance standards (e.g., OSHA)

Responsibilities

  • Support the property team in maintaining budgeted cost guidelines
  • Order supplies, parts, and equipment; notify Property Manager of needed purchases
  • Assist with unit turn-over to ensure apartments meet rent-ready standards for showings and move-ins
  • Conduct regular property inspections and complete maintenance/repairs as needed
  • Follow company safety policies and use required safety equipment
  • Perform safety inspections and maintain proper key control procedures
  • Clean and sanitize restrooms, offices, common areas, hallways, and other assigned spaces.
  • Sweep, mop, vacuum, and wax floors; clean windows, walls, and fixtures.
  • Collect and dispose of trash and recycling according to procedures.
  • Maintain knowledge of property layout, including utility shut-offs and safety features
  • Attend safety meetings and comply with OSHA, EPA, and other safety regulations
  • Ensure proper labeling, storage, and handling of hazardous materials
  • Address safety and security issues (e.g., lighting, hazards, repairs)
  • Respond to maintenance requests promptly and ensure timely follow-up
  • Provide strong customer service to residents and staff
  • Perform exterior grounds maintenance, including landscaping and seasonal upkeep
  • Complete snow removal and ice control to ensure safe property conditions
  • Collaborate with HMII maintenance team members on shared maintenance projects and repairs across multiple sites
  • Exhibit cultural competence while serving clients of diverse backgrounds and commit to expanding knowledge and understanding of different communities and people groups.
