About The Position

The Maintenance Technician/Groundskeeper position involves performing routine duties as a Maintenance team member. The role performs work of routine difficulty, including preventative maintenance and repair of all mechanical systems and equipment of the building interior and exterior, under the supervision of the Chief Engineer/Maintenance Supervisor. The position requires the employee to work indoors and outdoors at a property where people reside, with a moderate to loud noise level. This is a non-exempt (hourly) position requiring 40 hours weekly with alternating weekends (4 hours per day), though the schedule may change based on business needs. No travel is expected.

Requirements

  • Must know how to use and maintain hand tools, power tools, and landscaping equipment.
  • Minimum two (2) years general experience in building trades, repair and replacement maintenance or handy-work.
  • Must have the ability to react and address all emergency situations in a timely manner (within 30 minutes).
  • May be called on afterhours for emergencies and will be required to tend to the emergency at the property if called upon in a timely manner.
  • Effective written and verbal communication skills.

Nice To Haves

  • HVAC certifications preferred but not required.

Responsibilities

  • Performs routine maintenance on building interior and exterior.
  • Collaborates with vendors and contractors for necessary building repairs and emergencies outside the scope of routine maintenance.
  • Maintains a schedule of maintenance performed and when the next service is due.
  • Works in a safe manner, recognizes unsafe situations, and takes appropriate action to ensure safety.
  • Maintains an operating environment to achieve a satisfactory level of Resident's service.
  • Adheres to the preventative maintenance program for the Community.
  • Performs minor maintenance replacement and repair in areas of HVAC, plumbing, electrical, and carpentry through daily work orders, provided a permit is not required.
  • Performs drywall repairs.
  • Completes all required forms and work orders using the KWPMC work order system.
  • Performs daily garbage collection/breezeway inspections.
  • Performs casual labor, such as lifting/moving heavy items as directed by Chief Maintenance Engineer/Property Manager, following appropriate safety procedures.
  • Routinely inspects building mechanical systems/equipment to ensure proper performance and maintenance.
  • Monitors and adjusts controls that regulate building systems, such as air conditioning and boilers.
  • Routinely inspects common areas to ensure they are clean and aesthetically appealing.
  • Reports all problems, including items not listed in responsibilities, to the CE or Maintenance Supervisor.
  • Maintains assigned equipment in good working condition.
  • Observes all State, Federal, and Company safety standards/precautions to maintain a safe work environment.
  • Properly utilizes new equipment and follows safety procedures before use.
  • Responds to emergency maintenance requests as required.
  • Assists in maintaining records of scheduled maintenance procedures.
