About The Position

The Maintenance Technician - Floater is responsible for ensuring that property grounds, amenities, and residential homes are in clean, good-working order. This role involves completing service requests in a timely and accurate manner, assisting with move-out and pre-move-in inspections, and preparing properties for new residents. The technician is expected to take pride in their work, which reflects on the team and the company. Daily tasks include maintenance of pools, grounds, service requests, make-readies, move-ins, and projects. The role also involves assisting the Maintenance Supervisor with inventory control and preventative maintenance logs, as well as conducting inspections of the community and properties.

Requirements

  • Must have own vehicle and hand tools.
  • Must have reliable transportation, a valid driver’s license, and insurance.
  • Ability to perform each essential duty satisfactorily.
  • Maintenance technicians typically need to be physically fit and able to handle the demands of their work, which often involves lifting, climbing, and working in various positions.
  • Ability to stand, walk, and potentially kneel or crouch for extended periods.
  • Ability to lift and carry objects weighing up to 100 pounds on occasion.
  • Ability to use hands to handle tools, fix equipment, and perform repairs.
  • Good balance and coordination for climbing ladders and working at heights, or in confined spaces.
  • Ability to move around the property, including walking, bending, and potentially crawling.
  • Ability to perform detailed work requiring close vision and assess overall building condition requiring distance vision.
  • Ability to hear and understand instructions and identify potential problems, such as leaks or equipment malfunctions.
  • Proficient in computer programs used at the community, including but not limited to AppFolio, Paylocity, Microsoft Teams, electronic lock and smart features.

Responsibilities

  • Ensure that the property grounds, amenities, and residential homes are in clean, good-working order.
  • Complete all service requests in a timely and accurate manner.
  • Assist with move out and pre-move in inspections.
  • Complete necessary tasks to turn the property for the next resident.
  • Complete turn checklists.
  • Complete assigned duties, tasks, and projects efficiently, timely, and satisfactorily.
  • Direct contracted projects to verify adherence to specifications.
  • Report inventory shortages for needed supplies and place orders with approval by upper management.
  • Maintain professional conduct and provide positive customer service to residents and clients.
  • Provide assistance to team members when needed.
  • Ensure availability when scheduled to be on-call for emergencies.
  • Perform daily maintenance for pools, grounds, service requests, make-readies, move-ins, and projects.
  • Monitor leasing activity and schedule changes to meet move-in goals.
  • Assist Maintenance Supervisor with inventory control logs and preventative maintenance logs.
  • Assist Maintenance Supervisor with weekly inspections of the exterior of the community/properties and interior of properties no less than quarterly.
  • Ensure all keys are accounted for and returned to the key box.
  • Assist in ensuring adequate copies of all property keys are available and properly cut.
  • Participate in daily communication meetings with the Maintenance Supervisor to review maintenance issues and make-ready status.
  • Complete work orders within a 24-hour response time.
  • Perform plumbing, carpentry, drywall, pool maintenance, appliance installation, and repair of buildings, floors, or stairs.
  • Perform basic electrical tasks.
  • Assist in maintaining curb appeal.
  • Pick up trash at the beginning of the workday and throughout the day.
  • Ensure proper safety equipment is available and used properly.
  • Maintain an active status for CFC, CPO, and HVAC Certifications, as required.
  • Maintain a safe, clean, and organized work area and shop.
  • Communicate efficiently, respectfully, and professionally with residents, prospective residents, and the team.
  • Keep detailed records and maintain a clean filing system and work area.
