Summary: Performs routine and preventive maintenance services for community facilities and common areas, supporting both indoor and outdoor operations across the property. This role completes inspections, minor repairs, and general upkeep to help ensure facilities remain clean, safe, functional, and presentable for residents, guests, and staff. The position alternates between work in a well-lighted, temperature-controlled environment and outdoor settings with variable climate and lighting, and must adapt to interruptions and shifting priorities while maintaining quality and timeliness.

Requirements

  • Must be able to drive a vehicle and possess and maintain a valid driver’s license.
  • Work involves standing, walking, climbing, and working in varied positions. Must be able to lift, carry, push, and pull up to 50 pounds, with or without reasonable accommodation.
  • Physical activities may include balancing, climbing, crouching, crawling, kneeling, lifting, pulling, pushing, reaching, and stooping.
  • Must be able to communicate effectively in person, by phone, and in writing with individuals of varying backgrounds and skill levels.
  • Must be able to safely operate standard tools and equipment and use basic office equipment (e.g., computer, printer, telephone) as required for work orders and communications.
  • May be required to work extended hours, evenings, or weekends based on operational needs.
  • One to three years of general work experience required; facilities or maintenance experience preferred.
  • Demonstrates initiative, reliability, and professionalism.
  • Organized and detail-oriented with the ability to plan work, prioritize tasks, and meet deadlines in a dynamic environment.
  • Communicates clearly, follows instructions and safety procedures, and works effectively both independently and as part of a team.
  • Maintains a customer-service mindset and exercises good judgment when escalating issues.
  • Ability to assign tasks may be utilized when directed by the Maintenance Team Lead.

Responsibilities

  • Inspect exterior common property areas daily; identify deficiencies, safety concerns, and needed repairs, and report findings to the Maintenance Team Lead.
  • Assist with removal of debris from bocce courts, tennis courts, shuffleboard courts, basketball court, horseshoe pits, sidewalks, pool areas, and parking lots, as needed.
  • Perform general repairs and maintenance for the interior and exterior of facility buildings and common areas, including basic carpentry, patching, painting, and hardware adjustments within skill level.
  • Support janitorial staff with daily, weekly, and monthly cleaning and upkeep tasks as needed to maintain facility standards.
  • Assist with pressure washing of building exteriors, curbing/gutters, sidewalks, and pool decks, as needed and in accordance with safety procedures.
  • Assist with pool deck furniture relocation, staging, and reset to support daily operations and special events.
  • Collect litter, fallen limbs, and debris along roads and common areas; dispose of materials properly.
  • Repaint and repair exterior walls, doors, trim, and parking lot markings, as needed, to maintain appearance and visibility.
  • Complete assigned preventive maintenance inspections and routine service tasks; document completion and any follow-up needs.
  • Operate maintenance carts and other approved vehicles/equipment on the premises safely and in accordance with posted rules and training.
  • Repair, clean, and maintain community signage where practical; escalate replacements or vendor needs when required.
  • Perform minor plumbing and electrical repairs within scope of training and authorization; report conditions requiring licensed trades to the Maintenance Team Lead.
  • Inspect, replace, and properly dispose of light bulbs/lamps and basic lighting components in/on buildings, as needed.
  • Repair or replace furnishings and equipment where practical; coordinate replacements or outside service when necessary.
  • Maintain an accurate inventory of tools, equipment, and materials; notify the Maintenance Team Lead of shortages, damaged items, or re-order needs.
  • Perform basic maintenance and minor repairs on equipment (e.g., golf carts, blowers, pressure washer) where practical and within skill level; report mechanical issues that require service.
  • Repair and maintain doors, windows, walls, and related hardware where practical, including adjustments, patching, and replacement of minor components.
  • Assist with room setups, resets, and breakdowns for scheduled events and meetings, including moving tables, chairs, and related equipment.
  • Complete assigned work orders in a timely manner; communicate status updates and follow up to confirm satisfactory completion.
  • Follow established safety practices and use appropriate personal protective equipment (PPE); promptly report hazards, incidents, or unsafe conditions.
  • Provide courteous, service-oriented support to residents, guests, and staff; respond to questions and requests professionally and route concerns appropriately.
  • Document work performed, materials used, and follow-up needs in work order systems or logs, as required.
  • Maintain tools and equipment in safe working condition; clean and store equipment properly after use.
  • Perform other duties or projects as assigned by management to support community operations.
