About The Position

Under the direction of the Community Manager for Four Amigos Beloved Community, the primary responsibility of the Maintenance Technician/Porter is to maintain the property's buildings, common areas, equipment, and systems and to complete general maintenance and repair duties. The Maintenance Technician/Porter is responsible for preventative maintenance, responding to resident maintenance requests, unit turnovers, building inspections, trash room and trash system upkeep, and monitoring building systems, safety, and security. The position will conduct regular walks of the building and property to identify maintenance concerns, safety hazards, debris, trash, and other conditions requiring attention. The Maintenance Technician/Porter will provide janitorial support when needed, including maintaining trash rooms and common areas and assisting with basic cleaning and sanitation tasks when janitorial staff are unavailable or when additional coverage is necessary. This position is not primarily responsible for janitorial services, but is expected to help maintain a safe, clean, and functional environment for residents, staff, visitors, and vendors. The Maintenance Technician/Porter will be knowledgeable about the property's building systems and will help monitor compliance with property policies, safety procedures, and building security. Requirements

• Bilingual Spanish/English preferred.
• Previous experience in building maintenance, property maintenance, facilities, or a related field preferred.
• Previous experience working in residential housing or multifamily properties preferred.
• Basic knowledge of electrical, plumbing, carpentry, painting, drywall, appliances, and general building maintenance.
• Experience using hand tools, power tools, ladders, and basic maintenance equipment.
• Ability to troubleshoot routine building maintenance issues and determine when professional assistance is required.
• Ability to work independently and prioritize maintenance requests and building needs.
• Strong customer service and communication skills.
• Security or building safety experience preferred.
• Ability to perform basic janitorial support duties when required, including maintaining trash rooms and addressing routine cleanliness concerns when janitorial coverage is unavailable.

Responsibilities

• Perform general building maintenance, preventative maintenance, repairs, inspections, and property upkeep as directed by the Community Manager or supervisor.
• Perform daily and routine repairs and preventative maintenance duties, including inspection and basic repair of plumbing, electrical systems, common areas, trash systems, building fixtures, appliances, and other property systems.
• Perform maintenance work in residential areas, common areas, commercial spaces, childcare areas, and other property facilities.
• Perform maintenance and repair work in occupied apartments, including painting, drywall repair, basic electrical work, basic plumbing, carpentry, and other minor repairs.
• Prepare vacant apartments for occupancy, including painting, light electrical, plumbing, carpentry, cleaning as needed, and general minor repairs.
• Respond to resident maintenance requests in a timely, efficient, and courteous manner.
• Perform regular walks of the building and property to identify maintenance concerns, safety hazards, debris, garbage, property damage, unauthorized use, or other conditions requiring attention.
• Maintain trash rooms, trash chute rooms, and related waste disposal areas.
• Pick up items improperly left outside dumpsters and monitor trash areas for cleanliness, safety, and proper operation.
• Manage functions related to garbage, recycling, and compost disposal, including monitoring trash chutes and trash compactors and transporting dumpsters to and from designated pick-up locations when necessary.
• Provide janitorial support when janitorial staff are unavailable or when additional coverage is needed, including basic cleaning of common areas, trash rooms, laundry rooms, common rooms, and other shared spaces.
• When walking the building, identify and address routine trash, debris, spills, or other cleanliness concerns within the scope of the position and report conditions requiring additional janitorial or specialized services.
• Support the property's overall cleanliness and presentation without responsibility for routine landscaping, groundskeeping, or full-time janitorial services.
• Report repairs, maintenance concerns, hazardous conditions, or work requiring outside contractors to the Community Manager.
• Check the building and property for fire, safety, health, and security hazards; respond appropriately to emergency calls and general fire alarms.
• Secure the building by checking for unlocked doors, windows, unauthorized occupants, property damage, and other security concerns.
• Respond to emergencies and communicate problems to police, emergency services, supervisors, and directors as necessary.
• Observe residents for noticeable changes in health, behavior, personal hygiene, or condition of their unit and refer concerns to management as appropriate.
• Relay information to the Community Manager or Assistant Property Manager regarding questions and concerns from residents or applicants and assist with prompt follow-up.
• Perform lock-out services during business hours as assigned.
• Respond to emergency or non-emergency situations that occur on the property over a 24-hour period when assigned to on-call coverage.
• Respond to emergency calls during assigned on-call periods, including after work hours and on weekends.
• Maintain positive, professional, and effective communication with applicants, residents, vendors, clients, and guests while representing Four Amigos Beloved Community.
• Promote positive resident/management relations and support resident retention efforts.
• Assist in the care, maintenance, organization, and inventory of tools, equipment, parts, and supplies required by the property.
• Maintain appropriate maintenance schedules, procedures, and logs.
• Assist and/or accompany the Community Manager and vendors during inspections.
• Assist the Community Manager in scheduling and coordinating vendors.
• Coordinate with El Centro de la Raza's Facilities Department for campus-wide emergencies or facilities-related tasks.
• Perform snow and ice removal when necessary or requested by supervisors, in collaboration with El Centro de la Raza maintenance staff, for applicable areas of campus.
• Attend all required training, including Fair Housing training and safety meetings.
• Use, maintain, and replace assigned personal protective equipment as required.
• Report injuries, illnesses, hazardous conditions, and unsafe work practices to the supervisor immediately.
• Complete and submit incident and accident reports as required.
• Follow all safety and health guidelines, practices, policies, and procedures.
• Actively support and participate in Emergency Preparedness and Emergency Plan duties.
• Maintain a positive work attitude and professional appearance at all times.
• Treat all residents, co-workers, vendors, and guests in a positive, courteous, and professional manner.
• Maintain acceptable performance and skill levels throughout employment.
• Perform other duties as assigned by the Community Manager.
• Maintain inventories of parts, equipment, tools, and supplies for the property.
• Report unusual or extraordinary circumstances regarding residents, building conditions, or property operations to the supervisor.
• Assist in maintaining maintenance schedules, procedures, and logs.
• Participate in resident retention programs and community activities as appropriate.

• Perform other duties as assigned by the Community Manager.
