About The Position

The Maintenance Tech is responsible for performing a wide range of maintenance tasks to ensure the smooth operation and upkeep of the community. This includes scheduled and unscheduled maintenance on various equipment, general repairs, responding to resident requests, and maintaining common areas. The role also involves ensuring compliance with local and state codes, documenting safety issues, and responding to emergencies.

Requirements

Knowledge of HVAC, elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment.
Proficiency in plumbing and electrical repairs, carpentry, and painting.
Ability to respond to resident maintenance requests promptly and effectively.
Skill in repairing and maintaining vacated rooms.
Understanding of common area maintenance for walls, floor coverings, doors, and woodwork.
Ability to communicate effectively with local authorities and inspectors.
Knowledge of local and state codes related to maintenance and safety.
Ability to document safety issues and physical plant deficiencies.
Familiarity with safety data sheets (SDS) and handling of hazardous chemicals.
Ability to assess property damage and follow company policy for claims.
Willingness to respond to community emergencies.
Ability to perform other duties as assigned.

Responsibilities

Maintains scheduled and unscheduled maintenance on HVAC, elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment.
Performs general maintenance projects, including installations and repairs involving plumbing and electrical equipment, carpentry work, painting, and equipment repair.
Responds to maintenance requests by residents for items needing repair in their rooms, including repairing plumbing, electrical, heating, and replacing light bulbs.
Repairs and maintains vacated rooms in a timely manner, including painting walls and cleaning carpets.
Ensures that walls, floor coverings, doors, and woodwork in the common areas of the community are properly maintained.
Maintains positive communication with local fire marshal, building inspector, state elevator inspector, and any other jurisdictions governing the community.
Repairs walls, floor coverings, doors, and woodwork in the common areas of the community.
Assesses all plumbing and electrical problems within the community and determines the best course of action to correct the problem.
Works within the legal scope of local and state codes. Documents safety issues as well as physical plant deficiencies related to local, county, state and federal guidelines. Reviews safety data sheets (SDS) as requested for potential exposure to hazardous chemicals and takes necessary precautions.
Assesses property damage and files property damage claims in accordance with company policy.
Responds appropriately to management and/or community emergencies by assisting as needed.
Performs other duties as assigned.
