About The Position

A Breeden Company Multifamily Service Technician plays a crucial role in maintaining and preparing apartment homes for new residents. Their responsibilities include efficiently and promptly turning over vacant homes, which involves identifying, inspecting, repairing, replacing, and cleaning the property to ensure it is in excellent condition for new residents. They perform a wide range of maintenance duties such as repairing flooring, drywall, and appliances; troubleshooting and fixing plumbing, electrical, safety, and security systems; handling HVAC system maintenance; interior and exterior painting; and general cleaning tasks. In summary, turn technicians are essential for maintaining the quality and appeal of multifamily properties, ensuring a smooth transition for new residents.

Requirements

Prolonged periods walking, standing, bending, stretching, pushing, pulling, climbing ladders, or kneeling.
Physically able to operate power equipment.
Able to lift up to 50 pounds at a time.
Able to work in a variety of weather conditions.
Operating vehicle and driver’s license required according to community needs.
Demonstrate ability to perform tasks described above without seeking outside contractor assistance.
Demonstrate strong communication skills for communicating with residents, co-workers, and senior management.
Demonstrate ability to contribute to and foster a team approach to serving residents and maintaining a successful community.

Responsibilities

Efficiently and promptly turn over vacant homes, identifying, inspecting, repairing, replacing, and cleaning the property.
Perform a wide range of maintenance duties, including repairing flooring, drywall, and appliances.
Troubleshoot and fix plumbing, electrical, safety, and security systems (including lighting, locks, smoke/CO2 alarms, etc.).
Handle HVAC system maintenance.
Perform interior and exterior painting.
Conduct general cleaning tasks (sweeping, mopping, garden/yard upkeep, etc.).
Uphold all company policies, goals, and values.
Represent the community in a professional manner at all times, on and off property.
Deliver communication documentation to residents.
Contribute to resident retention programs.
Maintain a neat, clean, and professional appearance at all times.
Operate a vehicle and possess a driver's license as required by community needs.
Demonstrate ability to perform tasks without seeking outside contractor assistance.
Demonstrate strong communication skills for interacting with residents, co-workers, and senior management.
