About The Position

The primary responsibility of the Buildings/Maintenance Technician II is to work in the following Buildings/Maintenance trades: heating and air conditioning systems, electrical, plumbing, carpentry or painting. The incumbent is responsible for completing work orders assigned for heating and air conditioning systems, electrical, plumbing, carpentry or painting. Once a workorder is complete, the incumbent signs, dates and writes on it what was done. Anything that cannot be completed will be brought to the attention of the supervisor. Works as a team member in refurbishing and performing preventive maintenance on all the community’s structures and equipment. Refurbishes vacated apartments and makes certain that all appliances are in good working order as well as the heating, air conditioning, and plumbing. Responsible for assisting with resident move-ins. This includes among other things hanging pictures and mirrors. Also helps with cablevision and telephone hookups. Help with moving furniture and equipment. This includes both residents and staff. When needed and requested to do so, hauls trash. Trash is collected daily from all trash rooms in the apartments, twice daily from Stewart Health Center and from the houses and villas twice a week. During move-ins, make certain empty boxes and trash are moved in a timely manner. Performs troubleshooting on equipment breakdowns such as disposals, dishwashers, refrigerators, hot water heaters, heating and air conditioners. Carries the buildings and maintenance radio as assigned. Carries out preventive maintenance as assigned by the Buildings Manager. Assists with preparing cost estimates for resident billable services and special projects. Assists with inventory management and recommendations for materials, tools, and equipment purchases. Maintains familiarity with departmental policies, procedures, task lists, and guidelines.

Requirements

High school diploma or equivalent.
Minimum of three (3) years of formal training or previous work experience in two (2) or more building maintenance trades (heating and air conditioning systems, electrical, plumbing, carpentry, or painting).
Strong interpersonal and communication skills.
Ability to work effectively with residents, staff, contractors, and visitors.
Genuine respect for and ability to work well with older adults.
Valid N.C. Driver’s License.

Responsibilities

Follows OSHA standard safety protocol.
Completes work orders assigned for heating and air conditioning systems, electrical, plumbing, carpentry or painting.
Signs, dates, and documents completed work orders.
Brings any uncompleted tasks to the attention of the supervisor.
Works as a team member in refurbishing and performing preventive maintenance on all the community’s structures and equipment.
Refurbishes vacated apartments, ensuring appliances, heating, air conditioning, and plumbing are in good working order.
Assists with resident move-ins, including hanging pictures and mirrors, and helping with cablevision and telephone hookups.
Helps with moving furniture and equipment for residents and staff.
Hauls trash from apartments, Stewart Health Center, houses, and villas as needed.
