This is an on-site position located in Orlando, FL. The Maintenance Support Technician will assist the maintenance mechanical staff and skilled tradesmen assigned to building and perform minor repairs as directed. This role involves carrying ladders and other equipment, doing touch-up painting, and minor carpentry. Responsibilities include changing light bulbs and ballasts, switches, and receptacles, and using wiggies & meters. The technician will perform maintenance on floor and carpet machines, groundskeeping equipment, and air conditioning systems, including changing filters and noting installation dates. They will also assist with the maintenance of hardware, doors, windows, restroom fixtures, and minor carpet repairs. Plumbing duties include unclogging drains, repairing flush valves, commodes, sinks, urinals, and drinking fountains. Electrical tasks involve fixing receptacles, pulling new circuits, and running EMT & PVC conduit, and changing out breakers. Work on doors, door closers, hinges, locks, and windows is also required, as is unstopping and repairing dispensers. The role requires completing all necessary paperwork and assisting the Facilities Manager with monitoring or adjusting Energy Management, Fire Protection, and Security Systems. The technician will also assist Maintenance Mechanics, outside contractors, and others as needed. Other duties include performing light cleaning in the building, such as cleaning water fountains, doors, walls, switch plates, and kick-plates, as well as cleaning and restocking restrooms. The ability to understand and take directions, recognize problems, and communicate findings to a supervisor is essential. Groundskeeping duties as needed, keeping entrance areas clean, and policing around the exterior of the building are also part of the role. The ability to read and understand blueprints is required. The incumbent must maintain good public relations with peers, supervision, and tenants, establishing and maintaining good working relationships. They will keep others informed of unusual situations and be available to answer questions and requests. Excellent public relations skills are required due to continuous contact with tenants and the public, demanding courteous and respectful behavior and a professional image.
