The Maintenance Supervisor is responsible for maintaining the physical integrity of the community at all times. This includes anticipating, identifying, and correcting all maintenance issues involving the property. The role involves preparing and implementing a preventative maintenance schedule for buildings, equipment, and grounds, as well as performing installations and repairs in mechanical, electrical, plumbing, HVAC, carpentry, and painting. The supervisor will also conduct and record routine fire evacuation drills, inspect fire and emergency equipment, and monitor building and water temperatures. A key aspect of the role is ensuring strict adherence to community fire safety and hazardous chemical procedures, and promptly addressing all unsafe conditions or equipment problems. The Maintenance Supervisor will also maintain the grounds in a professional manner, ensure outdoor areas are clean and in good repair, and perform floor care. This role involves assisting with lifting and transporting heavy objects, move-in/move-out of residents, and managing the department's budget. Additionally, the supervisor must maintain an understanding of relevant regulations, supervise Housekeeper Aides to ensure cleanliness standards, and manage inventory controls. The role also includes coordinating transportation needs, ensuring resident safety and dignity, assisting residents with external appointments, and supporting special events. The Maintenance Supervisor will be on-call for after-hours and holidays, assist with crisis management and emergencies, and take on special projects as needed. They will also ensure the Executive Director is kept informed of operational conditions.
