We’re seeking a Maintenance Supervisor to lead a talented team of Maintenance Technicians who provide third-party building and mechanical maintenance to a diverse client portfolio. As a Maintenance Supervisor, you’ll directly shape the reliability, safety, and performance of facilities that support healthcare delivery and community services. Principal Objective The Maintenance Supervisor oversees all activities related to the upkeep, repair, and performance of assigned buildings and physical assets. This includes supervising the maintenance team, coordinating daily operations, managing preventative maintenance programs, and ensuring compliance with safety and regulatory standards. This position does require travel from the Indianapolis area up to northern parts of Indiana. The goal: create safe, clean, well-functioning environments for tenants, clients, employees, and visitors.

Requirements

  • High school diploma or equivalent.
  • Minimum 7 years of facilities maintenance experience, including 3 years in a supervisory role.
  • Extensive hands-on experience with HVAC, electrical, plumbing, and general building systems.
  • Universal refrigerant certification (EPA Section 608 Universal).
  • Strong foundation in preventative maintenance and safety compliance.
  • High School Diploma or equivalent required.
  • Minimum 7 years of facilities maintenance experience, including at least 3 years in a supervisory role.
  • Experience with HVAC, electrical, plumbing, and general building systems.
  • Universal refrigerant certification required.
  • Strong background in preventative maintenance programs and safety compliance.
  • Working knowledge of OSHA regulations and facility-related legal standards.
  • Ability to lift up to 50 pounds and work indoors/outdoors, in confined spaces, and at heights as needed.
  • Extensive knowledge of building systems and maintenance best practices.
  • Strong leadership skills with the ability to motivate and develop a team.
  • Excellent problem-solving and troubleshooting abilities.
  • Strong organizational and time-management skills.
  • Effective written and verbal communication skills.
  • Ability to multitask and perform under pressure, particularly in emergency situations.
  • Familiarity with facility management software and CMMS systems.

Nice To Haves

  • Associate or bachelor’s degree in Facilities Management, Building Maintenance, or related field.
  • Experience in healthcare facility management.
  • Certifications such as Certified Facility Manager (CFM) or advanced HVAC credentials.
  • Experience with BAS, CMMS, energy management, or sustainability initiatives.
  • Background in multi-facility or large commercial environments.
  • Associate’s or Bachelor’s degree in Facilities Management or related field.
  • Experience in healthcare facility management.
  • Professional certifications (CFM, HVAC certification, etc.).
  • Experience with energy management and sustainability programs.
  • Knowledge of building automation systems (BAS).
  • Experience in a large, multi-facility or industrial setting.

Responsibilities

  • Supervise, train, mentor, and evaluate maintenance staff.
  • Schedule and assign daily tasks, ensuring efficient and effective use of resources.
  • Provide technical guidance and support to technicians in troubleshooting and resolving maintenance issues.
  • Oversee routine and preventative maintenance for building systems including HVAC, electrical, plumbing, and lighting.
  • Develop and implement a comprehensive preventative maintenance schedule.
  • Respond to emergency repair requests and coordinate appropriate action to reduce downtime.
  • Conduct regular facility safety inspections and recommend corrective actions.
  • Coordinate specialized repairs and services with external contractors.
  • Ensure work is completed according to standards, safety requirements, and project timelines.
  • Collaborate with vendors on large-scale facility improvement projects.
  • Ensure staff follow safe work practices, use proper protective equipment, and comply with OSHA standards and building codes.
  • Maintain a safe working environment, identifying hazards and implementing corrective measures.
  • Maintain inventory of tools, equipment, and supplies.
  • Assist in preparing and managing departmental budgets and capital plans.
  • Track expenses and support cost-effective purchasing and maintenance solutions.
  • Maintain accurate records of work orders, inspections, maintenance activities, and system performance.
  • Generate reports for management to support operational decisions.
  • Assist with planning and execution of renovation or improvement projects.
  • Partner with Property Management staff on annual budgets and long-range capital needs.
  • Maintain ongoing communication with tenants, clients, owners, facility managers, and vendors.
  • Support professional development and training within the maintenance team.
  • Collaborate with internal departments to meet facility standards and operational needs.
  • Stay current on evolving technologies, building systems, and maintenance best practices.
  • Perform other duties as assigned.
