About The Position

The Maintenance Supervisor at Verda Crossing is responsible for ensuring the property is well-maintained and all resident requests are handled promptly and professionally. This role involves a mix of hands-on maintenance, administrative tasks, and resident interaction, with a focus on asset preservation and resident satisfaction. The position requires being on-call for after-hour emergencies and maintaining a high standard of cleanliness and functionality throughout the property.

Requirements

  • Authorization to work in the United States
  • High School Diploma or equivalent
  • Reliable transportation
  • 2+ years of experience in multi-family maintenance
  • Possess your own hand tools
  • General knowledge of various maintenance functions included and not limited to groundskeeping and snow removal, painting, appliance repair, caulking, minor electrical, minor plumbing, pool maintenance (if applicable), HVAC, obtaining bids from vendors, ordering inventory
  • Demonstrates teamwork, good hygiene, ethical behavior and integrity, excellent customer service and communication skills, ability to multi-task, resolve conflicts, and engage in cost/benefit analytical decision-making, and ambition for continuous professional development

Responsibilities

  • Comply with all Fair Housing and Equal Housing Opportunities requirements, landlord/tenant statutes, and OSHA safety regulations.
  • Attend training and development seminars.
  • Communicate daily with the Property Manager and perform tasks as requested.
  • Ensure the building is in accordance with all applicable building codes, ordinances, pool safety, fire codes, and emergency evacuation regulations.
  • Perform regularly scheduled inspections of all common areas, fixtures, plumbing, appliances, and pools/hot tubs.
  • Ensure preventative repairs are done on a regular basis and that recalled appliances are promptly replaced.
  • Complete apartment turnovers within three days of vacancy, communicating with the Property Manager on the turnover schedule and minimizing turnover time by conducting pre & post move-out inspections.
  • Sustain inventory of tools, supplies, and materials.
  • Organize and maintain an orderly maintenance shop and storage areas.
  • Be on-call for after-hour maintenance emergencies on a rotating schedule and respond immediately.
  • Complete repairs that may involve electrical, plumbing, appliances, or general carpentry.
  • Maintain pool/spa (if applicable).
  • Inspect to ensure the quality of work being completed by vendors is of the highest standard.
  • Perform janitorial services for the interior and exterior of the building, including sweeping, mopping, trash pickup, pet waste removal, vacuuming, and dusting.
  • Complete work orders within 24 hours of submission to the community members' satisfaction.
  • Promote community member satisfaction by maintaining a high standard of community cleanliness and curb appeal.
  • Paint interior and exterior surfaces as necessary.
  • Interact with current and future community members in a professional, courteous, and non-discriminatory manner.
