About The Position

The Arboretum in Farmingville, NY is looking for a full-time Maintenance Supervisor. This role is responsible for maintaining the physical integrity of the community at all times, ensuring a safe and secure living environment for residents, visitors, and staff. The position involves anticipating, identifying, and correcting maintenance problems, implementing preventative procedures, and overseeing the timely completion of all maintenance-related service requests and repairs. This includes performing hands-on turnkey work and inspections to ensure units are rent-ready. The Maintenance Supervisor is also responsible for managing a department budget, keeping expenses within guidelines, and finding cost-saving measures. This role oversees a team of maintenance technicians, including hiring, training, and disciplinary actions.

Requirements

  • 5+ years of experience in property maintenance or equivalent maintenance-related fieldwork.
  • Ability to interact professionally and efficiently with prospects, residents, staff, and management.
  • Hands-on experience within basic plumbing, carpentry, electrical, heating and air conditioning systems (heat pump experience a plus), swimming pools, landscaping, and cleaning.
  • Applicants must furnish their own tools.
  • Must have transportation to pick up replacement parts and supplies from vendors.
  • Must be familiar with and adhere to all OSHA guidelines.
  • Proficient knowledge of Microsoft Office Suite including Word, Excel, and Outlook.
  • Must have the ability to travel to pick up replacement parts and supplies from vendors.
  • Selected applicant will be required to complete a drug and background screening.

Nice To Haves

  • 2+ years of supervisory experience preferred.
  • HVAC certified.
  • CPO certified preferred.
  • Certified Apartment Maintenance Technician (CAMT) preferred.
  • Must be willing to obtain the CAMT if requested by management.

Responsibilities

  • Anticipate, identify, and correct any and all maintenance problems involving the property.
  • Implement procedures that will prevent maintenance problems.
  • Oversee the proper and timely completion of all maintenance-related service requests and repairs.
  • Perform hands-on turnkey work and inspections to ensure units are rent-ready.
  • Manage preventative maintenance and prevent costly and time-consuming emergency and service repairs.
  • Manage a department budget, keeping expenses within budgeting guidelines.
  • Find cost-saving measures that don't compromise quality.
  • Oversee a team of maintenance technicians.
  • Responsible for hiring, training, and disciplinary actions for the maintenance team.
  • Adhere to all OSHA guidelines to ensure the protection of themselves and their team.
  • Achieve Fair Housing certification prior to interaction with prospects or residents.
  • Travel to pick up replacement parts and supplies from vendors.
  • Other duties as required.
