The Maintenance Supervisor is responsible for maintaining the physical integrity of the community at all times, anticipating, identifying, and correcting all maintenance issues. This role involves preparing and implementing a preventative maintenance schedule, performing installations and repairs (mechanical, electrical, plumbing, HVAC, carpentry, painting), conducting fire drills, inspecting equipment, and supervising maintenance projects and third-party vendors. The supervisor also monitors building and water temperatures, ensures adherence to safety procedures, maintains grounds, performs floor care, assists with resident move-ins/outs, manages the department budget, and maintains relevant records. Additionally, the role requires understanding and applying healthcare facility regulations, supervising housekeeping staff to ensure cleanliness standards, managing inventory, coordinating transportation, assisting residents with appointments and mobility, supporting special events, and being available on-call for emergencies. The supervisor must also keep the Executive Director informed of all operational conditions and factors affecting the community.
