The Maintenance Supervisor oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality by performing maintenance related tasks. This role involves managing a maintenance team, assisting in employee evaluations, interviewing, hiring, orienting, and training new hires. The supervisor oversees the "Make Ready" process, handles work orders for resident requests and routine upkeep, and inspects work performed by team members and contractors to ensure quality standards are met. They also maintain inventory, assist in budget development, support cost-cutting measures, stay updated on industry standards, and complete monthly preventative maintenance procedures. A key aspect of the role is demonstrating excellent customer service skills in all interactions and ensuring the safety, cleanliness, and general appearance of the property. This includes reporting any malfunctions or accidents and ensuring the maintenance team complies with company standards. The supervisor is also responsible for conducting safety meetings and ensuring compliance with safety regulations. Resolving customer complaints and performing other duties as assigned are also part of the responsibilities.
